About The Position

Under the supervision of the Maintenance Manager the Field Supervisor directs activities of workers to initiate and complete various maintenance projects & work orders by performing the following duties personally or through subordinate workers.

Requirements

  • Associate's degree (A. A.) or equivalent from two-year college or technical school; or five to seven years related experience and/or training; or equivalent combination of education and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Proficiency in the development of independent cost estimates.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Comfortable and competent at negotiating scope changes in heavy construction.
  • Critical path construction scheduling and analysis proficient.
  • Knowledge of Design software; Development software; Project Management software; Spreadsheet software and Word Processing software.
  • Valid Arizona's Drivers License
  • No DUI’s in past 3 years
  • No felony convictions in past 7 years

Responsibilities

  • Coordinating daily tasks according to priorities and plans, making changes when necessary due to weather, supply, delivery and personnel.
  • Supervises and assigns the work of maintenance employees, when designated by Maintenance Manager.
  • Assists with planning and implementing Rental improvements.
  • Monitors daily Maintenance Technician operation, as needed.
  • Assist with reports, analyzes data, and makes recommendations for improving Rentals and resolving maintenance-related issues.
  • Ensures that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
  • Communicates regularly with all maintenance technicians, both individually and as a group to ensure good two-way communication and addresses any concerns related to maintenance issues.
  • Assists with hiring of maintenance personnel.
  • Initiates and carries out projects that improve efficiency and/or reduce operating costs.
  • Coordinates activities with Maintenance Manager.
  • Participate in objective setting, plan development and performance review of Rentals.
  • Assists with the maintenance program based on best practices in the industry, with an emphasis on planning/scheduling and preventive/predictive maintenance.
  • Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.
  • Determines material, equipment, and supplies to be used.
  • Coordinates or installs, inspects, repairs, and maintains the electrical, plumbing, mechanical and other related systems.
  • Assist with general repairs such as painting, patching walls, security hardware, hanging shelves and landscaping. Assists with coordination of renovations of existing facilities.
  • Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems for rentals.
  • Communicates regularly with other departments such as the Residential Services to help with tenants.
  • Oversees special projects.
  • Performs other related duties as assigned.
  • Directly supervises employees in the Maintenance department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
