About The Position

With the general direction of the Director of Business Operations and Residential Services, is directly responsible for maintaining all UCP leased and owned locations, their equipment and grounds at a very high level of safety, cleanliness and repair. Directly supervises all activities that relate to this primary function.

Requirements

  • Combination of education and experience normally represented by high school graduation.
  • A minimum of five (5) to seven (7) years experience within the various trades including supervisory duties and custodial or related maintenance work experience.
  • Certification as a pool operator or knowledge of commercial pools.
  • Must have a working knowledge of HVAC.
  • Must have a valid Ohio drivers license with two (2) or less moving violations.
  • Possess physical characteristics of health and physical ability to perform the functions of the position, including lifting more than 50 pounds, climbing ladders and moving throughout the building.

Responsibilities

  • Manage all aspects of building and property maintenance and repair.
  • Document necessary records of work performed, track material costs and schedule maintenance including cleaning/janitorial services, building remodeling and repair, and installation/upkeep of facilities including mechanical and electrical equipment such as: boilers, pumps, air compressors, air conditioning, ventilation equipment, lamps, drinking fountains, etc.
  • Supervise and train maintenance/custodial staff in the proper use of cleaning equipment and materials.
  • Develop and assign work schedules for maintenance team.
  • Ensure proper function of work and level of service.
  • Periodically inspect work activities and service areas.
  • Maintain staff performance records and handle disciplinary issues as needed.
  • Responsible for security of all UCP leased and owned facilities in conjunction with the Cleveland Clinic or other relevant entities (i.e. employee badges, parking permits).
  • Make recommendations for the Agency budget related to facilities, equipment and operations.
  • Maintain pool chemicals and all equipment pumps, filters, heater, ozone system.
  • Travel between agency locations and vendors/suppliers to purchase and/or deliver supplies.
  • Responsible for maintaining temperature control systems during all operating and non- operating hours.
  • Assist in preparation for and participate in group home inspections as well as licensure, Medicaid, Medicare or other surveys of agency facilities.
  • Perform safety checks and make necessary repairs to equipment and tools.
  • Maintain furniture and other equipment in good condition.
  • Make minor repairs to clients wheelchairs as requested.
  • Retain records for and maintenance of all systems and equipment requiring preventive maintenance, such as: lubrications, calibrations, adjustments, cleaning, repairs and replacements.
  • Prepare written reports of all major problems and/or repairs and review with agency leadership.
  • Assume responsibility for receiving, checking, and storing of all custodial supplies and maintain an inventory of building items.
  • Order supplies from approved vendors.
  • Ensure all supply documentation including proper maintenance of SDS Manual and labeling for hazardous chemicals and materials.
  • Responsible for maintenance of agency vehicles and assists in acquisition of new vehicles. Maintenance includes biannual detailing, minor repairs and determination and management of dealer servicing.
  • Maintain fire alarm and sprinkler system and maintain compliant inspection schedule.
  • Maintain relationship with outside contractors as needed.
  • Maintain all records and conduct safety inspections, fire drills, emergency weather drills, bomb threats, building lock downs, utility failure and shelter in place drills.
  • Perform quarterly building safety walk-through inspections.
  • Act as Safety Plan Manager for purposes of overseeing the agencys preparations for CARF surveys.
  • Build and assemble office furniture, equipment and work areas as needed.
  • Responsible for overseeing the following and assisting when necessary: Maintenance of all sidewalks and entryways to the Wolstein Center, ensuring they are free of obstructions, debris, ice and snow.
  • Maintenance of the parking lot and driveway snow removal at Wolstein and group homes.
  • Maintenance of the building grounds including, but not limited to, lawn mowing, edging, trimming, pruning, cleaning, and fertilizing.
  • Meeting room/event set-up and clean-up.
  • Collection and disposition of all rubbish and debris and ensure the rubbish area is clean and sanitary.
  • Cleaning and disinfecting of contaminates, including blood and body fluids, as needed.
  • Available to respond to off-hours emergencies.
  • Performs other duties associated with custodial and maintenance services.
