About The Position

Under the direction of the Director of Facilities, perform a variety of skilled HVAC, plumbing and related maintenance, repair and installation duties to ensure proper environmental conditioning of campus buildings and facilities; perform related duties as assigned. The incumbent in this classification performs a variety of skilled HVAC, plumbing and related maintenance, repair and installation duties to ensure proper environmental conditioning of campus buildings and facilities.

Requirements

  • Graduation from high school, journey-level training in the repair of heating, ventilating, air conditioning and plumbing systems and two years of experience directly related to the maintenance and repair of heating, ventilating, air conditioning and plumbing systems in institutional facilities.
  • Demonstrate knowledge of: Principles, methods, equipment, tools and materials of skilled HVAC and plumbing installation, maintenance and repair work.
  • Electrical theory
  • Applicable building and safety codes and regulations.
  • Ability to read, analyze, interpret, apply and explain plans, specifications, blueprints, schematics, technical instructions and procedures, or governmental regulations.
  • Ability to effectively discuss work and respond to questions from employees, contracted workers and supervisors.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations to calculate load requirements.
  • Ability to perform these operations using units of American money and weight, measurement, volume, and distance.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions to diagnose and correct electrical malfunctions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
  • Valid California driver's license.
  • Welding techniques.
  • Safe and efficient operation, maintenance and repair of boilers, chillers and pumps.
  • Electronic and pneumatic controls.
  • Operate and maintain a variety of vehicles, equipment and hand and power tools such as flatbed truck, forklift, basket lift truck, tractor, drill press, welder, lathe, cutoff saws, roto hammers, welding torches, band saw, table saw, hand saw, hand drill, boilers, chillers, pumps, fans, motors, electronic and pneumatic controls, valves, chain hoist, grinder and air arc.
  • Estimate costs and prepare sketches and designs of proposed projects.
  • Operate office equipment such as automated telephone and copier.
  • Work from sketches, drawings and blueprints.
  • Maintain records and prepare simple reports.
  • Work efficiently to meet schedule and timelines.
  • Plan, organize and prioritize work.
  • Perform assigned work with speed and accuracy.
  • Establish and maintain effective and cooperative working relationships with others.
  • Demonstrate a sensitivity to relate to persons with diverse socio-economic, cultural, and ethnic backgrounds, including the disabled.
  • Observe health and safety rules and regulations.

  • Maintain and repair plumbing alterations and below and above ground systems; maintain and repair swimming pool plumbing and mechanical equipment; maintain and repair irrigation systems.

Responsibilities

  • Perform a variety of skilled HVAC, plumbing and related maintenance, repair and installation duties to ensure proper environmental conditioning of campus buildings and facilities; research and recommend design changes.
  • Inspect, operate, install, replace, maintain, service and repair heating ventilating and air conditioning systems, including boilers, chillers and related equipment such as thermostatic controls, regulators, valves, switches and motors; balance chiller-boiler loading to achieve maximum utility savings; conduct safety tests and maintain a regular inspection schedule as required; inspect, adjust and replace filters in ventilation systems; maintain water chemistry efficiently and pneumatic control system; check and maintain quality control of boiler water, closed circuit water systems and cooling tower water.
  • Maintain and repair mechanical food service and preparation equipment.
  • Perform safety inspections of District buildings and facilities and initiates necessary corrective actions.
  • Operate a variety of inspection, diagnostic and repair tools and equipment including welding equipment.
  • Plan and estimate jobs and job costs; requisition supplies and materials; maintain records of equipment and materials used; prepare budget recommendation for modifications and equipment requirements; maintain and prepare a variety of records and reports pertaining to maintenance, repair and inspection activities.
  • Train and provide work direction to others as assigned.
  • Assist in performing other skilled maintenance duties as required.
  • Perform related duties as assigned.
