Maintenance Director
About The Position
Spring Arbor of Kinston is seeking a Maintenance Director to lead the maintenance operations of their 78-bed Assisted Living & Memory Care community. This role involves overseeing the Housekeeping department and ensuring the community remains safe, beautiful, and well-maintained. The Maintenance Director will assist the Executive Director (ED) in maintaining and operating the physical aspects of the Community, organizing, participating in, directing, and supervising the Community maintenance program efficiently and cost-effectively, while safely meeting residents’ needs in accordance with Company policies and procedures and federal, state, and local requirements.
Requirements
- Minimum of 18 years of age
- Minimum of 2 years maintenance-related experience in senior living, hospitality, apartment complex, or similar background
- Working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems
- Experience with room turns, including patching and painting
- Strong troubleshooting and preventative maintenance skills
- Positive Criminal Background Screening
- Adherence to the Company Drug Free Workplace policy
Nice To Haves
- Senior living experience or familiarity with licensed facility regulations
- Technical school diploma
- EPA 608 Certification
- OSHA and pool maintenance certification
Responsibilities
- Lead all building maintenance operations
- Oversee the Housekeeping department
- Ensure the community remains safe, beautiful, and well-maintained
- Organize, participate in, direct, and supervise the Community maintenance program
- Recruit, train, manage, motivate, and evaluate Maintenance personnel
- Schedule Maintenance personnel to ensure appropriate staffing, including weekends and emergencies
- Oversee and monitor Maintenance personnel's timekeeping
- Submit payroll and new hire paperwork
- Prepare Maintenance budget
- Complete monthly maintenance task list items and review with ED
- Coordinate Community Safety Committee and conduct regular meetings
- Ensure all ACHA regulations and policies are followed per life safety codes
- Check and maintain the Building Life safety system (Fire panel) daily
- Check operation of HVAC systems (cooling towers/chillers, circulation pumps, rooftop units, exhaust fans, energy management systems) for faults daily
- Oversee and coordinate the work of contractors to ensure timely completion and adherence to contract specifications
- Perform other job duties as assigned
