About The Position

The Residence at Paine Estate is seeking a Maintenance Director to join their management team. This role is responsible for overseeing the maintenance department, ensuring it operates efficiently and within budget while meeting the needs of residents and staff. The Maintenance Director will be responsible for the upkeep and repair of the residence, grounds, and building systems, ensuring a safe and sound environment. This position also involves supervising laundry and housekeeping staff, managing preventative maintenance programs, and coordinating with outside contractors.

Requirements

  • Knowledge of maintenance functions and techniques, OSHA standards, state and local fire codes and other safety regulations.
  • Ability to organize and provide the maintenance needs of the residence.
  • Ability to work with outside vendors and contractors.
  • Ability to communicate effectively in English both orally and in writing.
  • Requires frequent heavy lifting, bending, stooping, climbing, pushing and stretching.
  • Requires moving of heavy furniture, equipment and boxes.
  • Four or more years maintenance experience, preferably in the health care industry.
  • Valid driver's license in the state employed.

Responsibilities

  • Promote the mission and core values of the Residence and LCB Senior Living.
  • Actively participate in growing community occupancy by representing the community positively to potential residents, families, and professionals.
  • Ensure the Maintenance Department operates in accordance with LCB Senior Living policies and procedures within budgetary guidelines.
  • Perform routine maintenance of residence property and grounds.
  • Perform routine maintenance and repair on the residence building systems and equipment.
  • Ensure work area is free of hazardous conditions and that safety rules and regulations are adhered to.
  • Develop effective staffing and scheduling patterns to ensure quality housekeeping and laundry services.
  • Supervise trash removal and monitor sanitation across all departments.
  • Maintain the in-house key system.
  • Conduct and/or attend all required in-service trainings and/or orientations.
  • Follow and enforce all established safety procedures and precautions.
  • Chair the Community Safety Committee.
  • Replace burned out light bulbs for various fixtures.
  • Establish and maintain strong preventive maintenance schedules.
  • Establish and update fire safety plan, and hold fire drills quarterly.
  • Order and maintain proper inventory levels of maintenance supplies.
  • Assist in negotiating and managing outside bids for maintenance contracts.
  • Oversee all outside vendors working in and around the building and grounds.
  • Act as the contact person for vendors performing maintenance jobs.
  • Maintain service on company vehicles.
  • Serve as liaison with local fire and inspectional agencies.
  • Maintain the E-call system in good working order.
  • Track monthly budgets for supplies and purchased services.
  • Ensure adherence to residents' personal and property rights and maintain confidentiality.
  • Interview and train maintenance and housekeeping staff.
  • Assess staffing needs and establish a work schedule for the maintenance department, including weekly timekeeping.
  • Maintain contracts binder.
  • Coordinate and assist with the moving of residents in and out of the residence and within the residence.
  • May participate in the Manager-On-Duty program.
  • Perform other duties as requested.
