The Maintenance Director is responsible for planning, developing, organizing, implementing, evaluating, and directing the Maintenance Department, its programs, and activities. This role ensures the facility remains in compliance with all federal, state, and local regulations for Life Safety Code compliance. The Director also prepares and monitors operating and staffing budgets for maintenance, ensures staff are trained on safety policies and procedures, and supervises both preventative and unplanned maintenance and repair activities. This includes managing painting, plumbing, carpentry, HVAC, and electrical work, as well as purchasing necessary tools and supplies. The position also involves overseeing services performed by outside vendors, ensuring compliance with OSHA standards, and assisting with the facility’s Emergency Preparedness Plan. The Director develops and implements preventive maintenance tasks, schedules department work hours, and ensures compliance with laws and regulatory terms such as safety and building codes. They are also responsible for reading and interpreting blueprints, running and assessing technical aspects of facility machinery, and performing additional assigned tasks that promote resident dignity and respect, protect resident rights, and establish a culture of compliance.
