About The Position

Suncoast Property Management is seeking a Maintenance Coordinator to assist in resolving maintenance issues for tenants. This is an in-office position focused on supporting tenants and investors and providing an excellent experience working with the company, not performing maintenance work. The company manages over 2,000 rental units and homes across Florida and the Atlanta, GA metro area and prides itself on its culture, fostering a work environment where employees enjoy coming to work. Requirements

  • High school diploma or equivalent
  • Knowledge of regular home maintenance requirements
  • Two or more years of experience in a customer or a similar service role
  • Highly customer service oriented with a professional demeanor
  • Able to manage time effectively, prioritize appropriately, and meet deadlines
  • Strong attention to detail
  • Able to communicate information and ideas in writing or when speaking so others will understand
  • Skilled in the use of Microsoft Office Suite programs
  • Able to develop and maintain positive and cooperative working relationships
  • Able to read and understand information and ideas presented in writing
  • Able to listen and understand information and ideas presented in spoken words

Responsibilities

  • Track the progress of maintenance work orders to ensure deadlines for completion are met.
  • Review the maintenance history of the unit maintenance work is being requested to assist in determining the next steps to be taken.
  • Troubleshoot maintenance issues with tenants to minimize tenant chargebacks for maintenance work.
  • Explain requested maintenance work orders to homeowners and obtain owner approval for maintenance work expenses.
  • Send maintenance work orders to appropriate vendors and update as needed.
  • Coordinate with tenants and vendors to schedule time and date for maintenance work.
  • Follow up on maintenance work orders until completion.
  • Ensure tenants are communicated with daily about the status of their work orders.
  • Keep the Property Management team and affected homeowners updated on the status of maintenance work orders.
  • Complete detailed invoices describing maintenance work that has been completed and identifying the party responsible for payment.
  • Complete tenant chargeback paperwork as needed.
  • Maintain close communication with the warranty team and assigned portfolio manager to ensure work orders are handled in the correct manner.
  • Log information about maintenance work orders such as completion dates, service agreement information, appliance serial numbers, etc. per company policy and procedure.
