The Maintenance Attendant is responsible for assisting the Maintenance Supervisor in the daily operation, maintenance, and repairs of all systems involved in the smooth operation of a large, modern hotel and related properties, parking lots, and surrounding areas. This role involves maintaining the hotel building and grounds, including the parking lot, guest rooms, hallways, lobbies, store-rooms, and laundry room. The position requires providing the highest quality of service to customers, promptly responding to guest concerns, and having a thorough knowledge of emergency and security procedures. The attendant must know how to clean guest rooms to standards, perform in-depth and routine maintenance, and properly operate all mechanical units within guest rooms and public areas, as well as laundry equipment. Safety standards must be practiced at all times, and the ability to move miscellaneous items weighing up to 75 lbs is necessary. Employees may be required to work varying schedules to reflect business needs. Duties include performing repairs such as plunging toilets, tuning televisions, or changing light bulbs; picking up outside trash; cleaning the parking lot and planter areas; cleaning and checking air conditioner filters; adhering to Lockout/Tagout procedures; and maintaining the Maintenance Shop in a clean, organized manner. The role also involves interior and exterior caulking and painting, roof maintenance, electrical repairs, carpentry repairs, tile repairs, foliage trimming, mechanical equipment maintenance, and general building maintenance. Support of professional service personnel may be required. The attendant helps oversee the opening and closing of facilities and all electromechanical operational activities. They ensure the smooth operation of all machinery, coordinating duties with managerial staff and the Maintenance Supervisor. This includes turning equipment on/off, cleaning equipment and hardware, observing equipment operation, performing landscape gardening, tree trimming, painting, and repairing minor electrical or plumbing components. Constant communication with other staff is essential. At the end of the day, the attendant reviews cleanliness and general maintenance, resolves pending issues, and finishes their shift. They may also open/close the restaurant, ensuring security. On a typical day, duties include logging in, changing into work gear, obtaining tools and equipment, determining priorities with the Maintenance Supervisor, performing repairs and maintenance, maintaining cleanliness of hotel equipment and areas, performing seasonal or emergency maintenance (lighting, plumbing, painting, gardening), replacing or repairing minor maintenance issues, reporting completed and pending activities, cleaning the work area, and repeating the process as necessary.
