About The Position

Avenue Living Residential is seeking a Maintenance Associate for their residential properties. This role is responsible for managing resident requests, preparing units for occupancy, participating in property improvements and preventative maintenance, performing repairs on building systems, and maintaining grounds. The company emphasizes a strong safety-first attitude, accurate record-keeping, inventory management, and coordination with leadership for supply purchases. The position also requires availability for on-call duties and emergency work orders.

Requirements

• 3-5 years of experience in general maintenance and repairs in a residential or commercial environment.
• Technology-savvy skillset with the ability to work within multiple programs and systems via mobile phone.
• Strong communication skills with the ability to adapt communication style to meet Resident needs.
• Passion for delivering excellent customer service with strong relationship-building skills.
• Must be able to supply own tools and CSA steel-toed boots.
• Mandatory requirement to be clean shaven to wear a respirator as required.
• A valid driver's license, clean driver’s abstract, and access to a reliable vehicle.
• Ability to work outside of normal business hours and be part of the On Call Rotation.
• Must complete & pass a criminal record check.

Responsibilities

• Manage resident requests and ensure timely and satisfactory completion of work orders, including maintenance, pest control, quality assurance, and general repairs.
• Deliver excellent customer service to foster long-term resident relationships.
• Prepare units for occupancy, including painting, drywall repairs, and minor heating, plumbing, and electrical repairs.
• Ensure apartments, common areas, and amenities are clean and maintained daily to company standards.
• Participate in property improvements and scheduled preventative maintenance tasks.
• Perform repairs and maintenance on building systems and conduct regular inspections.
• Complete routine repairs such as exterior door adjustments, hinges, and locks.
• Execute routine and preventative maintenance for all building equipment, including boilers, HVAC, plumbing, and minor electrical systems.
• Troubleshoot HVAC systems and perform regular filter replacements.
• Maintain a safety-first attitude by completing training, keeping job sites clean and safe, and identifying risks and hazards.
• Perform daily ground maintenance, including garbage and rubbish disposal.
• Maintain accurate details of work orders, boiler checks, snow logs, etc., using various systems and applications.
• Deliver and remove materials and appliances, assisting with installation and disposal of unneeded materials.
• Maintain and organize inventory of supplies and tools.
• Coordinate with Senior Leadership to purchase maintenance supplies and materials from vendors, ensuring purchase orders are approved.
• Be available for scheduled On Call and respond to emergency work orders as required.
• Perform other duties as required.
