About The Position

The Maintenance Associate is responsible for performing the day to day maintenance operations as directed at the community. This is a Full-Time, On-site position with a schedule of Monday-Friday 8am-4pm, and requires rotated on-call duty. The role involves completing assigned maintenance service requests promptly, performing routine maintenance on various building components, maintaining inventory, conducting daily property inspections, and ensuring the upkeep of grounds, amenities, building exteriors, and common areas. Responsibilities also include preparing make-ready units, painting, assisting with landscaping and snow removal, and repairing/replacing various fixtures and components such as locks, plumbing, electrical parts, and HVAC filters. The associate will also clear waste line stoppages, report maintenance concerns, assist with preventative maintenance programs, and provide excellent customer service to residents and staff. Participation in the emergency on-call program may be required. Safety compliance with all company and governmental regulations is essential.

Requirements

  • High school diploma or equivalent
  • 1+ years' experience in property management and or other relevant maintenance fields
  • Proficient in computer programs, including Microsoft Office and Yardi
  • Valid New Jersey Driver's License
  • Ability to work with minimal supervision
  • Well organized with excellent time management skills
  • Knowledge of regulations and laws regarding property management
  • Maintain regular and punctual attendance
  • Work overtime hours as required to complete assignments/projects
  • Work in cold/hot/dusty/loud environment

Responsibilities

  • Responsible for the completion of assigned maintenance service requests in a timely manner
  • Responsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.
  • Maintain inventory lists for cleaning and maintenance supplies
  • Complete daily inspection of property during your walks and notify Managers of any issues
  • Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
  • Prep and paint apartments based on turn schedule
  • Prepare make ready units, including removing trash, cleaning and painting
  • Paint common areas
  • Assist maintenance team with snow removal and landscaping
  • Replace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
  • Replace, repair or adjust receptacles, plates, sockets, switches, and lighting fixtures
  • Replace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
  • Install smoke alarms and any other fire safety devices
  • Grout and replace wall tiles
  • Clear local waste line and drain stoppages
  • Clean filters for HVAC
  • Check and report leaks, damage, debris and security issues
  • Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Assist with the preventative maintenance program
  • Assist management with other projects, as requested and required
  • Maintain excellent customer service with the residents and building staff
  • If required, participate in the emergency on-call program
  • Learn and ensure compliance with all company, local, state and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner
