About The Position

Experience The EMBREY Way by joining our dynamic Property Management team as a Maintenance Assistant at The Sullivan. As a Maintenance Assistant, you will maintain the buildings and ancillary/amenity areas, along with assisting the Maintenance Supervisor in the operations of the Maintenance Department and meeting the needs of our residents and staff.

Requirements

  • One year of maintenance experience in property management or related field
  • Possession of minimum tools required
  • Ability to be available “on call” 24 hours a day, seven days a week
  • EPA or HVAC certification
  • Valid Driver’s License
  • Criminal Background Check, Non-DOT Testing, MVR

Nice To Haves

  • CPO preferred
  • High school diploma or equivalent, preferred

Responsibilities

  • Adhere strictly to the requirements of the Safety Manual.
  • Assist in implementing preventative maintenance, safety, and good housekeeping practices.
  • Inspect and maintain the property, buildings, and equipment in an attractive, clean, and safe condition at all times in accordance with company policies and procedures.
  • Assist in organizing, prioritizing, and completing unit make-readies, service requests, and general maintenance tasks according to company standards in a timely manner.
  • Assist in ensuring that the grounds, buildings, and units are fully functional, safe, and attractive.
  • Inspect grounds, buildings, and units on a regular basis.
  • Correct emergency conditions such as sewer backup, flooding, and defective lighting when they occur, whether before, during, or after business hours, and notify the Maintenance Supervisor and Community Manager immediately.
  • Inspect HVAC units during apartment turns by checking for unusual noises, vibrations, or odors; inspecting for water leaks around air handlers and condensate lines; examining electrical disconnects and visible wiring for damage; and verifying proper airflow from all registers.
  • Conduct preventive HVAC maintenance, including changing and replacing air filters; cleaning return air grilles and supply vents; cleaning evaporator and condenser coils; clearing condensate drain lines and drain pans; checking thermostat operation; inspecting ductwork for damage or loose connections; checking insulation on refrigerant lines; and lubricating motors and other moving parts, when applicable.
  • Follow all safety procedures, including wearing safety and protective clothing.
  • Report any safety hazards found and correct them on a timely basis.
  • Maintain all maintenance responsibilities as assigned.
  • Responsible for proper and cost-effective use of equipment and materials.
  • Assist in maintaining inventories of supplies, tools, and equipment needed for maintenance and repairs.
  • Assist with disturbances during business hours and other property emergencies whenever they occur.
  • Attend company meetings, training sessions, and safety and industry seminars.
  • Perform other property-related tasks assigned by the Maintenance Supervisor or Community Manager in the operation of the property.
  • Respond to requests in a timely manner.
  • Clean grounds at the exterior of the office and pool area, including pool furniture, according to company standards on a daily basis before 9:00 a.m.
  • Complete other tasks and/or projects as needed.
