About The Position

RHM Real Estate Group is seeking a Maintenance Administrator to work hand-in-hand with the Maintenance Supervisor at our multifamily apartment property in Columbus, Ohio. Responsible for coordinating, scheduling, and monitoring work orders and apartment turns for maintenance staff including vendor scheduling and maintenance supply ordering. Good communication between the Maintenance Administrator and the Maintenance Supervisor is crucial for the proper and efficient operation of the apartment community.

Requirements

  • High school diploma or GED required
  • Demonstrated basic understanding of maintenance work, including familiarity with common maintenance tasks such as plumbing repairs, electrical troubleshooting, painting, and general facility upkeep.
  • Strong organizational skills with the ability to prioritize tasks effectively.
  • Excellent communication skills, both verbal and written, to interact effectively with residents, contractors, and colleagues.
  • Ability to work independently with minimal supervision, as well as collaboratively within a team environment.
  • Knowledge of safety protocols and regulations related to maintenance work.
  • U.S. work authorization required for employment

Nice To Haves

  • Familiarity with Yardi property management software is a plus.

Responsibilities

  • Complete all maintenance requests and ensure they are filled out completely or appropriately assigned. Track progress and ensure proper completion, including paperwork submission.
  • Schedule contractors and oversee the signing off on completed work orders and invoices.
  • Order all necessary materials and supplies, checking orders, signing invoices, and providing them to the manager.
  • Collaborate with the Maintenance Supervisor to discuss work procedures, priorities, goals, and special projects.
  • Manage the compilation of all turn units, scheduling contractors as needed. Oversee units to completion and notify the office when ready to rent, aiming for a 3-5 day turnaround.
  • Complete main office paperwork and submit it to the Maintenance Supervisor.
  • Assist with pest control tasks when applicable.
  • Participate in apartment inspections.
  • Coordinate with contractors as necessary, ensuring residents' safety is prioritized and work is conducted in accordance with relevant policies.
