About The Position

Under general supervision, to install, repair and maintain electrical wiring systems in resident manors and community facilities; perform related work as required. Work is usually performed independently of others and involves regular contact with other divisions, departments and with residents in their homes. ESSENTIAL FUNCTIONS: Performs preventive and emergency maintenance on high- and low-voltage equipment, meters, control equipment and wiring. Repairs fans and heaters, troubleshoots, locates and repairs home wiring shorts and other malfunctions. Performs preventive electrical maintenance and repair work on yard and swimming pool lighting systems, installs light bulbs and ballasts. Repairs and replaces defective parts in motors, generators, switchboards, controllers, other fixtures and appliances. Drives a truck and maintains a truck inventory of materials and supplies. Regular attendance required. All duties performed on-site for the Community. Works effectively with co-workers, customers and others by sharing ideas in a constructive and positive manner; listens to and objectively considers ideas and suggestions from others; keeps commitments; keeps others informed of work progress, timetables and issues; addresses problems and issues constructively to find mutually acceptable and practical business solutions; addresses others by name, title or other respectful identifier; and respects the diversity of our workforce in actions, words and deeds. NON-ESSENTIAL FUNCTIONS: Follows up on assigned resident complaint requests, corrects the problems, discusses with residents or refers to the supervisor and notes disposition. Maintains job related time and material records. Assists other building maintenance crews during peak workloads as assigned. EQUIPMENT OPERATED: Small hand tools, volt meters and small power tools. WORK ENVIRONMENT: Exposure to dust, normal outdoor elements, inside resident manors and community facilities. DESIRABLE QUALIFICATIONS: Graduation from high school and experience in electrical maintenance and repair work or equivalent combination of education and experience that produces the following: Knowledge of the occupational hazards and safety precautions of the job. Knowledge of the standard practices, methods, tools and materials of the electrical trade. Knowledge of electrical codes and other applicable standards and regulations. Ability to read and write work-related job instructions in English. Ability to locate, correct and adjust defects in electrical wiring systems. Ability to maintain records and prepare reports. Ability to communicate effectively with others in English. Ability to establish and maintain effective working relationships with other employees and residents. Skill in the use and care of tools, materials and equipment used in the electrical trade. SPECIAL REQUIREMENT: Possession of a valid California driver’s license. PHYSICAL REQUIREMENTS: Requires continual carrying and lifting of up to 20 lbs. with occasional carrying and lifting of up to 100 lbs. Frequent climbing, crawling, crouching, grasping, kneeling, pulling, reaching, and stooping with occasional balancing, feeling, fingering, pushing and occasional work at heights of up to 40 feet. MENTAL REQUIREMENTS: Reading, problem solving, verbal & written communication, customer contact.
