About The Position

This position is responsible for preparing loan closing documents for non-real estate commercial purpose loans, such as transactions for title vehicles and UCCs, and delivering these documentation packages to the lender. The role also involves reviewing and analyzing small business entity documentation to verify proper authorizations, ensuring insurance is in place prior to closing, and verifying that loans are approved within lending authority limits. Additionally, the specialist will prepare mortgage modifications on construction to perm loans, commercial loan modifications and/or renewals, and handle funding for various loan closings. This includes preparing general ledger tickets, internal payoffs, or wire forms. The role also entails completing MERS registration, validation, and transfer for investor loans, uploading data to Encompass/Fiserv, and setting up Fiserv CIF for mortgage loans. Ensuring proper lien perfection on security instruments, working loan documentation ticklers, and ensuring loan closing packages adhere to bank policies, compliance regulations, and applicable laws are key responsibilities. The specialist will also adhere to department policies and procedures, provide exceptional customer service, and assist the Commercial Loan Support Manager with daily workflow, special projects, training new employees, and supporting new employee probationary periods, as well as testing and implementing new releases.

Requirements

  • Associate’s degree from a two-year college in business related field or equivalent combination of related work experience in banking.
  • Thorough understanding of the Mortgage and Commercial loan process from loan application to closing/booking of loan.
  • Thorough knowledge of Mortgage and Non-Real Estate Commercial Loan Documentation, Mortgage and Commercial compliance regulations, applicable lending regulations and Mortgage and commercial lending terminology.
  • A minimum of two years’ work experience in Mortgage and Commercial loan documentation or Mortgage and Commercial loan documentation review or Mortgage and commercial lending.
  • Ability to review and analyze mortgage and commercial closing documents-including notes, security documents and loan agreements.
  • Excellent customer service skills, interpersonal skills and communication skills to effectively deal with both internal and external customers.
  • Organizational and Time Management Skills.

Responsibilities

  • Preparing loan closing documents for non-real estate commercial purpose loans such as transactions for title vehicles and UCCs and delivery of those loan documentation packages to the lender.
  • Reviewing and analyzing small business entity documentation to verify proper authorizations by officers of the entity.
  • Ensuring insurance is in place prior to closing.
  • Verifying that loan has been approved within lending authority limits.
  • Preparing Mortgage Modifications on Construction to Perm Loans, Commercial loan modifications and/or renewals.
  • Funding for all In-House, Construction to Perm, Investor mortgage loan closings and commercial loan transactions to include preparing general ledger tickets, internal payoffs or wire forms.
  • Completion of MERS registration, validation and transfer for each closed investor loan.
  • Completion of the Encompass/Fiserv access data base upload input for all closed mortgage loans.
  • Completion of Fiserv CIF set up for each closed mortgage loan.
  • Ensuring proper lien perfection on security instruments including UCCs and certain titled collateral on commercial loan transactions prepared by the Loan Support area.
  • Working loan documentation ticklers (exceptions/deficiencies) associated with documents prepared by Loan Support area.
  • Ensuring loan closing packages adhere to the bank’s credit policy, compliance regulations and all other applicable laws as it relates to Mortgage and commercial loan documentation.
  • Adhering to department policy and procedures.
  • Providing and delivering exceptional customer service to both internal and external customers.
  • Assisting Commercial Loan Support Manager with day to day workflow and special Projects, including training of new loan support specialist and provide support throughout the new employee’s probationary period, the testing and implementation of new releases.
