Requirements

  • Strong knowledge of loan structuring (not just administrative/order-out tasks).
  • Experience with government loans (FHA, USDA), as well as conventional, VA.
  • Ability to handle complex borrower scenarios (e.g., lower credit, multiple income sources, gift funds).
  • Administrative assistance, clerical, and customer service knowledge and experience.
  • Familiarity with Conventional, FHA, USAM and VA mortgage products.
  • Clear understanding of the current RESPA laws and guidelines.
  • Teamwork and productivity skills.
  • Excellent problem-solving and customer service skills.
  • Proficient PC computer skills with solid understanding of MS Office.
  • Ability to use the loan origination system.
  • Knowledge of administrative practices and procedures.
  • Teamwork, customer service, motivation, design, ethics, safety & security, project management, business acumen and professionalism.
  • High school diploma or equivalent required.
  • Minimum one year experience and/or training.
  • Knowledge of Encompass Database software and/or equivalent along with basic computer skills.
  • Kentucky state specific training.

Nice To Haves

  • 2-4 year college curriculum preferred.
  • Encompass experience a plus.
  • Originator License (MO & KY) preferred to start, will support licensing post hire within 6 months if not NMLS licensed.

Responsibilities

  • Assist Mortgage Loan Originator (MLO) in the administration and processing of mortgage loans to ensure efficient loan processing in all phases of the loan transaction.
  • Support a growing team with expansion into Kentucky.
  • Assist MLO with clerical functions.
  • Conduct preliminary research needed on the loan to help determine mortgage eligibility.
  • Set signing appointments.
  • Provide customer service to clients.
  • Prepare files for submission to loan processing.
  • Update and mine marketing database for new loans.
  • Perform any other miscellaneous requirements of the team.
  • Assist the MLO on specific tasks to allow the LO to be most effective and productive in his/her role.
  • Pull and analyze research regarding the property, credit, and other aspects of the file.
  • Complete and review loan applications.
  • Review credit and assist in selection of loan programs.
  • Structure files and support borrower qualification.
  • Send disclosures and initiate communication.
  • Gather required financial and loan documentation.
  • Maintain pipeline and ensure target closing deadlines stay on track.
  • Act as liaison between MLO, ops team and clients.
  • Communicate directly with borrowers (phone-heavy interaction preferred).
  • Follow up on conditions.
  • Maintain frequent borrower communication (phone-heavy role vs. email).
  • Assist in pre-qualifications and pre-approval orders as instructed by the MLO.
  • Pull credit reports and running AUS.
  • Contact borrower for any and/or additional information required.
  • Communicate with parties to schedule and set document signing appointment.
  • Perform data input functions including setting up new customer files with application data.
  • Update the MLO database, mail thank-you notes to customers and realtors.
  • Perform clerical ad hoc duties, as needed.
