About The Position

The incumbent is responsible for overseeing the maintenance and construction activities for a group of buildings. Specific responsibilities include work-scheduling of all account personnel, establishing work standards, conducting site evaluations/audits, overall inventory/equipment usage, budget control, troubleshooting/problem solving, customer relations, and special project work. The role involves operating advanced building systems in a critical environment ensuring minimal downtime, reading and understanding complex drawings, ladder diagrams and schematics, and overseeing/assigning work for a multi-trade maintenance force across multiple building locations. This includes managing shared roadways, sidewalks, landscaping, and parking structures. The Chief Engineer will also coordinate with the account manager on safety trainings, oversee preventive maintenance and repairs, monitor BMS and energy monitoring platforms, and assist with water treatment and testing. Ensuring timely work order documentation, establishing work performance standards, conducting quality assurance checks, managing inventory, coordinating special projects, resolving service delivery problems, and participating in technical skill development are key aspects of the role. Maintaining effective customer relations, keeping logs of construction work, attending construction meetings, supervising construction work, identifying potential capital projects, and communicating effectively with customers are also essential. Additionally, the role involves assisting junior employees with training and development.

Requirements

  • Three to five years of supervisory experience, and up-to-date knowledge of facility O&M procedures
  • Construction management/supervision experience required
  • A minimum of 15 years of experience as a Building Engineer or equivalent experience and responsibilities including working knowledge of commercial office building plumbing, electrical, fire, and various HVAC systems, as well as pneumatic, DDC and building automation control systems.
  • Strong experience with review of MEP & fire alarm systems installation in accordance with design documents
  • Commonwealth of Massachusetts Trades License
  • Consistent participation in on-call schedule for after hour calls required. This may include working alternative schedules during on-call period.
  • Ability to work overtime as needed to ensure critical systems stay running
  • Strong interpersonal and supervisory skills. Ability to communicate effectively with co-workers, customer, tenants and vendors.
  • May be required to obtain certification as an Asbestos Associated Project Worker.
  • Ability to work at various properties that may be assigned from time to time.
  • Strong technical and problem solving abilities including those related to mechanical controls.
  • Possess knowledge of safe and efficient operation of all equipment, power and hand tools including but not limited to a snow blower.
  • Must be able to coordinate projects or tasks efficiently and optimize the performance of others.
  • Ability to handle multiple tasks.
  • Proficient computer skills necessary to operate computer for general day to day work, communications and Building Automation Systems (when applicable).
  • Familiarity with OSHA, NEC, NFC and Life Safety codes.
  • Strong experience in reading and understanding blue prints

Nice To Haves

  • High School Diploma or equivalent educational certification preferred.
  • Experience working in critical environments is preferred

Responsibilities

  • Work in conjunction with account manager to make sure all safety trainings are completed in a timely manner
  • Oversee the required timely preventive maintenance of all building systems via coordination of schedules and ensures related repairs are executed in accordance with customer procedures and/or direction.
  • Oversee and monitor all BMS and energy monitoring platforms used at the properties
  • Oversee and at time assist with the completion of water treatment and testing
  • Ensure work order documentation is completed in a timely manner
  • Establish/maintain work performance standards
  • Conduct quality assurance checks and manage materials inventory
  • Coordinate and control special project work
  • Resolve on-site service delivery problems
  • Participate in ongoing technical skill development training programs
  • Maintain effective ongoing customer relations
  • Maintain daily/weekly logs of any ongoing construction work
  • Attend construction meetings and supervise all construction work to ensure work is completed per engineered specifications
  • Be proactive and identify to building ownership any capital projects that may need to be performed
  • Regularly meet with customer and execute written and/or oral communication according to customer’s needs.
  • Assist more junior and less skilled employees with training and development
  • Attend trainings and classes in order to further enhance knowledge where applicable
