About The Position

Avanath is a property management company focused on providing affordable housing. The Leasing Specialist role is responsible for leasing, marketing, and maintaining positive resident relations. This role requires professionalism, positive engagement, a strong sense of community, and the drive to create positive experiences for residents and staff. The incumbent will build relationships with residents, vendor partners, and social services. An authentic and positive attitude is essential for resolving concerns and actively listening to resident and staff needs. The goal is to ensure each resident and staff member feels seen, heard, and valued.

Requirements

  • Passion for providing exceptional customer service.
  • 2+ year of sales and/or customer relations’ experience
  • Solid computer knowledge, Windows (Word, Excel,) internet and e-mail
  • Working knowledge of Yardi Voyager Property Management software
  • Frequent sitting and walking
  • Repetitive use of computer, keyboard, mouse, and phone
  • Reading, comprehending, writing, performing calculations, communicating verbally.
  • May work in an elevated site, may walk on uneven ground.
  • Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.

Responsibilities

  • Greet and qualify all prospects.
  • Record all telephone and in-person visits on guest cards.
  • Inspect models and available “market ready” units, and communicate related service needs to the Community Manager.
  • Demonstrate community and apartment/model features and benefits to prospects, and close the sale.
  • Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approvals.
  • Ensure apartments are ready for residents to move in on the agreed date.
  • Follow up on prospects that did not close and attempt to close the sale again.
  • Refer prospects to sister communities if unable to meet their needs.
  • Secure new resident signatures on appropriate paperwork prior to move-in and orient new residents to the community.
  • Assist in monitoring renewals and distribute and follow up on renewal notices.
  • Accept rental payments.
  • Type leases, complete appropriate paperwork, and input information on the Yardi System accurately and in a timely basis.
  • Maintain current resident files.
  • Distribute all company or community-issued notices.
  • Maintain accurate monthly commission records on leases and renewals for bonus purposes.
  • Assist the management team with other various tasks as required.
  • Consistently implement policies of the community.
  • Receive all telephone calls and in-person visits, listen to resident requests, concerns, and comments.
  • Quickly complete maintenance service requests and inform the maintenance team.
  • Answer resident questions about the community, repairs, rent, rules, etc.
  • Follow up on a timely basis if unable to respond to residents on all matters.
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests daily.
  • Maintain open communication with the Community Manager and Maintenance Supervisor.
  • Contribute to the cleanliness and curb appeal of the community on a continuing basis.
  • Assist in planning resident events and participate as host for any event as directed by the Community Manager.
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
  • Manage compliance file maintenance under the direction of the Compliance department and the Community Manager, where applicable.
