About The Position

Leasing Professionals at Kairoi Residential are responsible for creating exceptional living experiences at high-performing multifamily communities. This dynamic role involves sales, onsite future resident management, marketing, customer service, and relationship building. As the "First Friendly Face" and an "At-Home Expert," you will manage the sales process from start to finish, acting as a brand ambassador for the community. You will make a lasting first impression through phone calls, emails, video chats, and in-person tours, providing information, scheduling visits, giving tours, and determining resident eligibility with a hospitality-driven attitude. This sales position requires you to close leases efficiently while maintaining professionalism and excellent customer service, understanding resident needs, providing solutions, overcoming objections, and building relationships. You will accurately explain community features, amenities, availability, pricing, lease agreements, and policies. Following up with future and new residents to ensure satisfaction through various communication methods is key. You will also efficiently complete all lease-related paperwork with confidentiality and professionalism, collect necessary funds, and support marketing efforts with input on promotions and advertisements. Market research, competitive analysis, and regular inspections of the community, tour path, and units are also part of the role. Understanding and complying with Fair Housing Laws is essential. As a "Relationship Builder," you will maintain open communication with team members and leaders, assist in creating resident events, foster relationships, and find innovative ways to enhance the resident experience. You will act as a servant-leader, promptly and professionally responding to resident needs, escalating concerns when necessary, and building relationships with local businesses for outreach marketing.

Requirements

  • Strong sales and customer service experience.
  • Organizational, multi-tasking, and communication skills.
  • Experience with Google and Microsoft Office Suites.
  • Excellent follow-up skills via email and phone.
  • Attention to detail.
  • Prior experience in leasing, sales, or hospitality.
  • High school diploma or equivalent.
  • Possession of a valid driver’s license with no major infractions in the last 12 months.
  • Successful completion of a background check and drug screening.

Nice To Haves

  • Bilingual (English/Spanish) is an added plus but not required.

Responsibilities

  • Manage the sales process from start to finish.
  • Act as the first impression and interaction for future residents.
  • Make a lasting and welcoming first impression through phone calls, emails, video chats, and in-person leasing tours.
  • Provide information, schedule visits, give tours, and determine resident eligibility.
  • Deliver remarkable service and enhance the resident experience.
  • Work quickly to close leases to meet acceptable closing ratios.
  • Maintain professionalism and excellent customer service in all interactions.
  • Seek to understand current and future resident needs, provide solutions, overcome objections, and build relationships.
  • Accurately explain all features of the community including amenities, apartment availability, rent and pricing information, lease agreements, and policies.
  • Follow-up with future and new residents to ensure satisfaction.
  • Efficiently complete all lease-related paperwork for new residents and renewals with confidentiality and professionalism.
  • Collect security deposits, rent, and all other funds associated with resident move-ins.
  • Support overall marketing efforts and offer input and suggestions regarding promotions, advertisements, etc.
  • Gather information about markets, competition, etc., and prepare competitive survey reports.
  • Ensure a remarkable impression through regular inspections of the community, tour path, vacant and model units.
  • Understand and comply with Fair Housing Laws and practices.
  • Maintain open and effective communication with team members and leaders.
  • Be a key player in creating resident events, fostering relationships, and thinking of outside-of-the-box ways to elevate their living experience.
  • Understand resident needs and respond to those needs promptly and professionally.
  • Take ownership and elevate resident concerns, if necessary, to the appropriate people.
  • Help build relationships with local businesses to attract future residents through outreach marketing efforts.
