This role is responsible for overseeing the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. The position involves ensuring the achievement of the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day-to-day sales and leasing activities. The manager must stay informed about current market and competitor conditions, develop and implement short- and long-term marketing plans, and implement creative strategies around pricing, concessions, leasing incentives, and advertising. They are also responsible for developing print and internet advertising strategies, utilizing technology to promote the community, and using the Company’s property management software for reporting. The role includes working with the maintenance team to ensure the physical aspects of the community meet appearance and safety standards, and developing activities to enhance the salability of apartments and the community. Active participation in the leasing process, including generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures, is required. The manager reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and makes presentations about marketing and leasing strategies. They oversee the lease renewal program, manage communication and notification, and assist with resident move-outs. Responding to resident and client/owner concerns and supervising the leasing team members by interviewing, hiring, orienting, training, and managing their performance are also key aspects of this role.
