Requirements

  • Experience with computers (Word and Excel, Onesite, or other property management software), Social Media sites, and email are required.
  • A high school diploma or equivalent is required.
  • Ability to accurately perform intermediate mathematical functions.
  • Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner.
  • Strong customer service skills.
  • Good organizational and verbal skills.
  • Bilingual please.
  • Ability to work in a fast-paced environment.

Nice To Haves

  • CAM, ARM or CCRM designations are a plus.

Responsibilities

  • Operate the office in a professional, clean, uncluttered and well-staffed manner.
  • Maintain the office and resident files in a confidential and secure manner.
  • Review all rental and move-in files for accuracy.
  • Input new residents in Onesite.
  • Input traffic daily.
  • Enter and file completed service requests.
  • Follow up on maintenance work orders.
  • Collect rent in a timely basis. Ensure that the proper legal notices are given, and deadlines met concerning filing eviction, filing writs and attending court hearings.
  • Immediately inform and refer any liability claims, legal complaints or other violations to the Property Manager and Regional Manager.
  • Promptly attend to resident comments and/or complaints.
  • Require all team members to be friendly, open and available to the residents and co-workers while discouraging non-fraternization.
  • Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident.
  • Inspect make ready apartments prior to move in.
  • Be familiar with the sub-market where the property is located including all competing properties and their rents, specials, occupancy, and their management company.
  • Be current with the businesses and retail nearby, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income of the property.
  • Assist in the creation of marketing surveys and any other tools.
  • Supervise the leasing tours and closing techniques to achieve the best possible closing ratios.
  • Responsible for leasing apartments, improving occupancy and generating traffic.
  • Perform all Essential Job Functions on the “Leasing Consultant” job description.
