Requirements

Experience with computers (Word and Excel, Onesite, or other property management software), Social Media sites, and email are required.
A high school diploma or equivalent is required.
Ability to accurately perform intermediate mathematical functions.
Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner.
Strong customer service skills.
Good organizational and verbal skills.
Bilingual please.
Ability to work in a fast-paced environment.

Nice To Haves

CAM, ARM or CCRM designations are a plus.

Responsibilities

Operate the office in a professional, clean, uncluttered and well-staffed manner.
Maintain the office and resident files in a confidential and secure manner.
Review all rental and move-in files for accuracy.
Input new residents in Onesite.
Input traffic daily.
Enter and file completed service requests.
Follow up on maintenance work orders.
Collect rent in a timely basis. Ensure that the proper legal notices are given, and deadlines met concerning filing eviction, filing writs and attending court hearings.
Immediately inform and refer any liability claims, legal complaints or other violations to the Property Manager and Regional Manager.
Promptly attend to resident comments and/or complaints.
Require all team members to be friendly, open and available to the residents and co-workers while discouraging non-fraternization.
Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident.
Inspect make ready apartments prior to move in.
Be familiar with the sub-market where the property is located including all competing properties and their rents, specials, occupancy, and their management company.
Be current with the businesses and retail nearby, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income of the property.
Assist in the creation of marketing surveys and any other tools.
Supervise the leasing tours and closing techniques to achieve the best possible closing ratios.
Responsible for leasing apartments, improving occupancy and generating traffic.
