The Leasing Manager role is a dynamic mix of sales, onsite future resident management, marketing, customer service, and relationship building. This role is the first impression and interaction that future residents experience, making a lasting and welcoming first impression through phone calls, emails, video chats, and in-person leasing tours. An attitude of hospitality and enthusiasm are integral to this role as you provide information, schedule visits, give tours, and determine resident eligibility. This role requires delivering remarkable service and enhancing the resident experience. The Leasing Manager must maintain accurate records of leasing activity, traffic, and occupancy reports, and work quickly to close leases to meet acceptable closing ratios while maintaining professionalism and excellent customer service. Understanding current and future resident needs, providing solutions, overcoming objections, and building relationships are key. The Leasing Manager must accurately explain all features of the community, including amenities, apartment availability, rent and pricing information, lease agreements, and policies. Follow-up with future and new residents to ensure satisfaction is also a responsibility. Efficiently completing all lease-related paperwork for new residents and renewals, including applications, lease agreements and addenda, employment and credit checks, and move-in packets, with confidentiality and professionalism is required. Collecting security deposits, rent, and all other funds associated with resident move-ins is also part of the role. Supporting overall marketing efforts, offering input and suggestions regarding promotions and advertisements, and gathering information about markets and competition to prepare competitive survey reports are also key duties. Ensuring a remarkable impression through regular inspections of the community, tour path, vacant and model units is essential. Understanding and complying with Fair Housing Laws and practices is critical. Communication with team members and leaders must be open and effective. The Leasing Manager will be a key player in creating resident events, fostering relationships, and thinking of outside-the-box ways to elevate their living experience. They will understand resident needs and respond promptly and professionally, taking ownership and elevating resident concerns if necessary. Building relationships with local businesses for outreach marketing efforts is also a responsibility. The Leasing Manager will set the standard for the leasing team, operating with a servant leadership mentality, maintaining high levels of honesty and integrity, and ensuring the leasing team meets leasing goals. Keeping things organized and on track by scheduling and managing daily leasing activities and ensuring each community tour is accounted for and held to the Kairoi Standard is required. Utilizing the strengths of the leasing team to implement leasing ideas, strategies, and initiatives to maintain high occupancy levels is important. Providing insight on competitive sub-markets and future resident feedback to drive leasing strategies is also a key aspect of the role.
