About The Position

Avanti Residential is seeking a Leasing Manager for the Springs at Alta Mesa community. This role is responsible for managing and leading in-person tours for prospective residents, selling units to encourage applications, and improving occupancy. The Leasing Manager will also analyze the local market, enhance the move-in experience, and contribute to the community's curb appeal. Requirements

  • High School Diploma or GED required.
  • 2+ years of apartment leasing experience preferred.
  • 2+ years of Customer Service experience preferred.
  • Knowledge of property management software, preferably YARDI, preferred.
  • Excellent organizational and time management skills to successfully navigate frequent interruptions and changing priorities.
  • Ability to work independently with minimal supervision, be accountable for actions, and be self-motivated.
  • Excellent communication skills—both written and verbal.
  • Demonstrated knowledge of phone and email procedures and etiquette.
  • Ability to thrive in a fast-paced environment.
  • Must pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance OR reliable transportation is required.
  • Wonderlic pre-employment assessment is required if minimum qualifications are met during resume screening.

Responsibilities

  • Manage the leasing process from initial prospective resident contact, including property touring, selling the property/apartment, and setting them up for lease creation with the Application Admin.
  • Improve occupancy by "shopping" competitive properties at least once a quarter and staying aware of current market conditions to prevent stale units.
  • Develop and implement resident retention programs, such as resident functions and special promotions.
  • Stay aware of local demographics to identify effective outreach programs to improve occupancy.
  • Ensure the community stays at or above occupancy goals.
  • Create strategy reports for RD/VP as needed.
  • Analyze market conditions when units become stale to identify areas for improvement.
  • Pull market surveys from Apartment IQ at least once a month to review data and make recommendations.
  • Stay informed of current rental rates, sizes, locations, and community amenities.
  • Manage and maintain exemplary community website, social media campaigns, and outreach marketing efforts to drive occupancy and increase visibility.
  • Conduct a monthly marketing scrub of all websites to ensure accuracy.
