About The Position

The Leasing Director reports directly to the Property Manager and is responsible for overseeing all leasing operations, managing the leasing team, and directing the property's marketing initiatives. This role is accountable for driving leasing performance, maximizing occupancy, and supporting resident retention efforts. The Leasing Director must maintain a strong working knowledge of personnel management, accounting principles, leasing practices, maintenance operations, and resident relations programs. As a representative of the company, they are expected to foster positive relationships with residents, employees, and vendors while consistently demonstrating the organization's values, policies, and professional standards. This position is located in Centennial, CO.

Requirements

  • 3-5 years’ experience in residential leasing
  • Yardi experience preferred
  • Must work be able to work weekends
  • High energy, positive and professional demeanor
  • Great communication and organizational skills
  • High school diploma/GED equivalent; Bachelor’s degree preferred

Responsibilities

  • Lead, train, coach, and supervise the leasing team to ensure exceptional customer service and achievement of occupancy goals.
  • Oversee all leasing activities, including prospect management, apartment tours, lease execution, and follow-up communications.
  • Partner with the Property Manager to develop and implement marketing, advertising, and outreach strategies to drive traffic and maximize occupancy.
  • Review applicant files, verifications, and documentation to ensure compliance with company policies and Fair Housing requirements.
  • Monitor vacancy reports, make-ready status, leasing activity, and occupancy trends to ensure accurate reporting and timely leasing of available units.
  • Lead resident retention efforts, including renewal outreach programs and resident satisfaction initiatives.
  • Collaborate with the Maintenance Supervisor to ensure apartment readiness and support a positive resident experience.
  • Develop business and community partnerships, conduct competitive market research, and identify opportunities to increase property visibility and leasing success.
  • Analyze leasing performance metrics and make recommendations to improve occupancy, revenue, and customer satisfaction.
  • Ensure compliance with all company policies and applicable federal, state, and local housing regulations.
