About The Position

Ackermann Group is seeking a full-time Leasing Consultant to join their team at The Austin Park Apartments, a 226-unit community located in Miamisburg, Ohio. The role involves interacting with prospective and current residents to promote the apartment community and maintain acceptable occupancy levels. This position combines sales and administrative duties with occasional light manual labor. The Leasing Consultant will be responsible for maintaining a thorough understanding of the community's product, fair housing laws, and lease policies, ensuring all related documentation is accurate and timely. They will also need to stay informed about local market conditions to effectively influence sales approaches. Daily tasks include inspecting units and the community for market readiness, tidying up units, and collaborating with the Maintenance team when needed. The role serves as the primary point of contact for prospect and resident inquiries via various channels, converting prospect interest into tours and escalating complex issues to management. A key aspect of the role is delivering exceptional customer experiences to encourage positive reviews and proactively resolving resident issues. This includes identifying areas for customer satisfaction improvement and proposing solutions to the Community Manager. The Leasing Consultant will participate in resident events and community outreach efforts. They will be responsible for greeting and touring prospective residents, aiming to secure leases, and completing all administrative tasks associated with leasing and move-ins. Documenting and scheduling resident service needs is also part of the role. Proficiency in property management and CRM software is essential for managing prospect and resident information, tasks, and follow-ups, including logging guest cards, tracking interactions, scheduling appointments, and generating reports. Effective teamwork, open communication, and support among community staff, including the Maintenance team and Community Manager, are crucial for meeting resident needs efficiently and promoting satisfaction. Additional work-related tasks assigned by the Community Manager are also expected.

Requirements

  • Availability to work full-time: Monday - Friday, 9:00am - 6:00pm + rotating Saturdays, 9:00am - 4:00pm.
  • Previous customer service experience is required.
  • Proficiency in property management software and Microsoft Office.
  • Excellent written and verbal communication skills and the ability to quickly develop rapport with prospective residents.
  • The ability to work well in a team setting.
  • High school diploma or equivalent.

Nice To Haves

  • Leasing and/or sales experience is highly preferred!
  • Experience with Yardi Voyager, Rent Café, and CRM is preferred.

Responsibilities

  • Interacting with prospective and current residents to present the apartment community favorably and sustain acceptable occupancy levels.
  • Handling sales and administrative aspects with occasional light manual labor.
  • Establishing and maintaining a comprehensive understanding of community product knowledge, fair housing, and lease policies.
  • Ensuring all documentation related to leasing, fair housing compliance, and resident interactions is accurate, complete, and timely.
  • Establishing and maintaining knowledge of basic community data points.
  • Maintaining a current understanding of area market conditions to influence the sales approach.
  • Routinely inspecting units and community campus to ensure market readiness, executing remedies (e.g., picking up trash or tidying a unit), and collaborating with the Maintenance team.
  • Acting as the first point of contact to respond to prospect and resident queries in person, via technology, or phone.
  • Converting prospect queries into physical tours and distributing complex matters to the appropriate person or member of Management.
  • Delivering exceptional customer experiences that garner positive reviews.
  • Taking initiative to anticipate and resolve resident issues and inquiries independently.
  • Proactively identifying areas for improvement in customer satisfaction and providing solutions or recommendations to the Community Manager.
  • Participating in resident after-hours events and potentially responsible for community outreach efforts.
  • Greeting and touring prospective residents through the community, aiming to garner a lease.
  • Completing all administrative aspects (e.g., guest card completion, lease preparation) associated with the leasing or move-in process.
  • Documenting and potentially scheduling routine service needs expressed by residents.
  • Demonstrating proficiency in property management and CRM software for managing prospect information, resident details, tasks, and follow-ups.
  • Working effectively as part of a team, fostering open communication and support among community staff.
  • Taking responsibility for other work-related tasks as assigned by the Community Manager.
