About The Position

Horning is looking to hire a Leasing Consultant for The Cloisters, a 352-unit community located on Michigan Avenue in Northeast Washington, DC. This role is responsible for the entire leasing process, from initial contact to move-in. The Leasing Consultant will engage with prospective residents, conduct tours, and work to maintain budgeted occupancy and support resident retention. The position requires representing The Cloisters professionally in the marketplace and ensuring the community meets Horning's standards. Success in this role is measured by the conversion of leasing traffic to applications and signed leases, the community's presentation, and the quality of service provided to residents.

Requirements

  • High School Diploma or GED required.
  • One (1) or more years of previous sales, residential leasing, or related experience.
  • Strong presentation skills with the ability to sell and close prospective residents.
  • Strong written and verbal communication skills.
  • Strong organizational and time-management skills with the ability to manage multiple priorities.
  • Proficiency in Microsoft Office (Outlook, Word, Excel).
  • Ability to perform basic market analysis to inform leasing and pricing conversations.
  • Detail-oriented with the ability to prepare accurate leasing paperwork.
  • Comfort using standard office equipment (computer, telephone, printer, copier).

Nice To Haves

  • Prior experience using Yardi a plus.
  • Bilingual (English / Spanish) a plus.

Responsibilities

  • Engage with prospects via in-person, phone, and email interactions, qualifying interest and scheduling tours.
  • Conduct community and unit tours, effectively presenting features, benefits, pricing, and lease terms, and addressing objections to secure applications.
  • Maintain comprehensive knowledge of the community, including pricing, availability, floor plans, amenities, lease expirations, square footage, and policies.
  • Perform timely follow-up with prospects after visits through thank-you notes and callbacks, adhering to property standards.
  • Accurately prepare leasing paperwork, including applications, lease agreements, addenda, employment and credit checks, and move-in packets.
  • Collect and document security deposits, application fees, rent, and other move-in related funds, reconciling them according to Horning policy.
  • Ensure timely and accurate data entry into the leasing system (Yardi or equivalent) for prospects and residents.
  • Coordinate move-in scheduling with the Maintenance Supervisor and Leasing Manager to ensure units are market-ready.
  • Effectively communicate lease terms and community policies to new and current residents.
  • Respond professionally and promptly to resident inquiries, requests, and concerns, escalating issues as needed.
  • Support resident retention through positive interactions, clear communication, and fulfilling commitments.
  • Update online advertising weekly with current pricing, availability, and promotions, following Horning marketing guidelines.
  • Monitor community advertisements and marketing source effectiveness, providing feedback to management.
  • Maintain awareness of local market conditions and competitors, contributing marketing and resident satisfaction ideas.
  • Support outreach and resident-engagement events as directed.
  • Understand and comply with Fair Housing laws, lease enforcement standards, and Horning leasing policies.
  • Protect prospect and resident information in accordance with Horning policy and privacy requirements.
  • Perform other duties as assigned by management.
