The leasing consultant is responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role involves direct interaction with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Key aspects include providing excellent customer service, generating and handling traffic, qualifying prospective residents, leasing apartments, preparing lease documentation, and completing move-in paperwork. The consultant also ensures model apartments are in touring condition, processes renewal paperwork, maintains accurate records of traffic activity, and follows up with prospective residents. Additionally, the role involves inspecting apartments before move-ins, creating and maintaining confidential resident files, completing weekly leasing reports, and assisting with resident relations and work order requests. The consultant is also responsible for shopping competitive properties, inspecting buildings and grounds for safety and cleanliness, and providing clerical support as needed. They may also assist with planning resident activities to boost retention and must comply with all company policies and applicable laws.
