About The Position

The Leasing Consultant serves as the initial point of contact for prospective and current residents, with the primary goal of ensuring resident satisfaction while simultaneously achieving leasing, retention, and occupancy targets for the community. This role requires a strong understanding of sales techniques, community policies, and market competition to drive property traffic and maintain high occupancy rates.

Requirements

  • High school diploma or equivalent.
  • Two (2) years of experience in sales, retail, hospitality, and/or customer service.
  • Operate telephone, personal computer/keyboard, Onesite (Community Software System), and Microsoft Office Suite including Word, Excel, and Outlook.
  • Works in a typical office setting with daily exposure to outdoor environments (i.e., heat, cold, damp, rain, etc.) when touring a community.
  • Detail-oriented, organized, and knowledgeable about financial regulations and best practices in property management.
  • Flexibility to work on weekends and accommodate varied schedules.
  • Exceptional customer service and problem-solving abilities.
  • Familiarity with fair housing laws and regulations.
  • Strong organization skills and excellent verbal and written communication skills.
  • Must possess a consistently positive attitude.

Nice To Haves

  • Leasing and/or property management experience preferred.
  • Bilingual (English and Spanish) a plus.

Responsibilities

  • Greet prospects and qualify them by covering all criteria, utilizing completed guest cards, and asking relevant questions.
  • Manage the entire leasing process from initial tour to move-in, including follow-up, closing the sale, completing lease documents, and inspecting units to ensure a positive move-in experience and accurate paperwork.
  • Immediately record all telephone and in-person visits on appropriate reports and maintain guest card files according to established procedures.
  • Inspect model and available "market ready" units, and communicate any related service needs to the Property Manager.
  • Guide prospects through the application process and secure deposits in accordance with Vidalta and Fair Housing requirements.
  • Maintain thorough knowledge of lease terms, specifications, and all community policies.
  • Encourage and distribute lease renewals, negotiating terms to minimize vacancy rates.
  • Meet and support company key performance indicators and objectives to meet or exceed organizational expectations.
  • Represent the company in a professional manner at all times.
  • Be fully informed of current rental rates, sizes, locations, and all amenities of the property.
  • Utilize and establish creative marketing and social media strategies to increase property traffic.
  • Maintain accurate and in-depth knowledge of the community and competitors in the industry to provide potential residents with comprehensive information.
  • Ensure websites and marketing materials are accurate and updated.
  • Ensure "model" apartments and target apartments are ready for showing.
  • Maintain awareness of the property's "curb appeal".
  • Apply knowledge of required telephone and sales techniques.
  • Conduct out-reach marketing at least once per week.
  • Participate in resident planned activities for maximum customer satisfaction.
  • Follow all Key Performance Indicators, such as maintaining Occupancy above 95%, Net Leased above 93%, Renewal retention per month at a minimum of 50%, and zero vacant units for 60 days, among other KPIs. These KPIs are subject to change based on market conditions.
  • Maintain overall organization and cleanliness of work areas and office areas.

  • Assist the Assistant Manager in collecting delinquent rents.
  • Assist the management team with other various tasks as required.
