About The Position
The Leasing Consultant acts as the primary sales representative for the community. This role involves presenting a professional and friendly office atmosphere, working generated leads to lease apartments and meet goals, conducting community tours, maintaining sales closings, and following up on qualified prospects. The consultant is also responsible for completing lease paperwork, inspecting units, and assisting with property maintenance. A key aspect of the role involves understanding and adhering to specific program criteria for resident qualification and compliance.
Requirements
- Normally receives no instruction on routine work, general instructions on new assignments
- Organizational and filing skills
- Possess knowledge of the specific programs relative to the property; including the gathering and verification of all documentation necessary to meet program compliance
Nice To Haves
- One (1) year of practical experience in sales or customer relations
- Ability to communicate fluently in English and proficiency in another language (Spanish, and/or Arabic, and/or Pashto)
- Fair housing training
- Onesite software experience
Responsibilities
- Presents a professional friendly office atmosphere while greeting prospective and current residents
- Work generated leads in order to lease apartments and fulfill leasing and move-in goals
- Conducts tours of the community and specific apartments with prospective residents
- Maintains a consistent level of sales closings
- Completes guest cards, sends thank-you notes, and follows up on every qualified prospect
- Qualifies prospects according to Foundation Communities Criteria
- Monitors local market trends and conditions, and updates property comparable once a month
- Completes all new & renewal lease paperwork, collects initial deposits, fees and rental payments
- Inspects models and vacant units daily to ensure readiness
- Assists in keeping grounds clean, and reports community maintenance needs.
