About The Position

Dominium is seeking a Lease-Up File Coordinator for its Atlanta Regional Office to ensure compliance with all Dominium guidelines and federal, state, and local regulations. This role requires meticulous attention to detail in processing applications, audit corrections, and recertifications, adhering to IRS regulations and state agency standards. Upon completion of substantial leasing, the Lease-Up File Coordinator will transition to new projects to offer continued compliance support.

Requirements

  • Two years of experience in a related field.
  • Two years of successful experience in an applicable Compliance program.
  • Proven ability to review files and documents for accuracy and completeness, following strict guidelines and procedures.
  • Excellent written and verbal communication skills, with the ability to interact professionally with site staff and corporate teams.
  • Willingness to travel and adapt to new projects or tasks as determined by Senior Management.
  • Ability to perform computer functions using various software programs and learn new software.
  • Knowledge of Windows, Microsoft Word, Yardi, Excel, and Outlook.
  • Strong organizational and analytical skills.

Nice To Haves

  • Certified Occupancy Specialist (COS) preferred.

Responsibilities

  • Maintain a strong understanding of federal, state, and local laws and regulations related to compliance, including LIHTC (Section 42), Section 8, Section 236, Home Bond, and Rural Development.
  • Review and pre-approve certification and recertification files within 24 hours of receipt.
  • Inform the Regional Manager of any concerns regarding deadlines, non-compliance, incomplete reports, or unit non-compliance.
  • Adhere to procedures outlined in the Operations Policy and Procedure Manual (OPPM) for all compliance areas.
  • Ensure compliance with all Fair Housing laws and regulations.
  • Build and maintain strong working relationships with site and corporate employees through various communication channels.
  • Participate in state and syndicator file audits by assisting with site preparation and responses.
  • Travel as directed by Senior Management based on property needs.
