Oversee the review, classification, and accounting treatment of all leases to ensure accurate recognition in accordance with applicable accounting standards. Manage the end‑to‑end lease accounting lifecycle, including onboarding new leases, monitoring modifications, renewals, expirations, and terminations in collaboration with property accounting teams. Supervise the maintenance and integrity of the lease database and LeaseQuery system, ensuring timely and accurate updates to support monthly, quarterly, and annual reporting processes. Serve as a primary subject‑matter expert, providing technical support to Seminole Gaming and Hard Rock properties regarding lease accounting interpretations, system use, and policy application. Review and approve timely monthly lease accounting journal entries generated through LeaseQuery. Oversee and review balance sheet reconciliations related to lease assets and liabilities, ensuring alignment with the LeaseQuery subledger and resolving discrepancies proactively. Analyze lease‑related financial data across properties to identify anomalies, drive accuracy, and support operational decision‑making. Prepare and review lease rollforwards, reconciliations, and disclosures for quarterly and annual financial reporting, ensuring compliance with regulatory requirements and internal deadlines. Partner with corporate financial reporting, internal teams, external auditors, and executive stakeholders to address inquiries, support audit processes, and meet critical reporting timelines. Develop, document, and enhance lease accounting processes, internal controls, and standardized procedures to improve accuracy and operational efficiency. Maintain and update departmental checklists, workflows, and documentation to support continuous process improvement. Demonstrate strong accountability, leadership, and adaptability within a dynamic, high‑growth environment. Model ethical behavior and uphold professional standards in all aspects of work. Perform special projects, system enhancements, and ad‑hoc analyses as required. Qualifications Bachelor’s degree in accounting; CPA, Master’s degree, or public accounting experience strongly preferred. Minimum of 5 years of progressive accounting experience, including hands‑on ASC 842 lease accounting responsibilities. Exceptional attention to detail and demonstrated analytical problem‑solving skills. Excellent communication skills with the ability to convey complex technical matters clearly and effectively to both financial and non‑financial stakeholders.
