About The Position

The Lead Project Superintendent I is responsible for providing leadership to the project field staff to ensure the safe practice, successful planning, and completion of assigned construction project in accordance with the contract documents, in a quality manner, on schedule, within budget and in accordance with Holland Partner Group’s Core Values. This role demonstrates mastery of Project Superintendent II job functions and provides oversight and expertise in the design and planning of an assigned construction project to ensure quality, timely and cost-effective construction. The Lead Project Superintendent I creates and manages the overall site logistics requirements in conjunction with project schedule and local jurisdictions. They study and evaluate contract drawings, shop drawings, and specifications to fully understand design criteria and successfully complete the project build. They review preliminary drawings for cost control, assist Project Manager in budget preparation and in the analysis of potential construction techniques. This role leads the scheduling process to include creating the preliminary schedule, finalizing the project schedule, and maintaining/updating the schedule throughout the build. They support Lead Superintendent II with developing the preliminary schedule and finalizing the project schedule, maintaining / updating the schedule throughout the build process. The Lead Project Superintendent I leads teams in looking ahead and to confirm that all are reviewing project documents for safety, constructability, and procurement. They ensure ongoing review of manpower requirements throughout the project to meet completion date. They collaborate with Project Managers regarding constructability, cost of construction, and material selections on construction projects, beginning with design and throughout construction. They ensure that field records are being properly maintained (i.e. daily reports, weekly job visit reports, safety reports, test results, job schedules, quality assurance reports, etc.). They monitor construction productivity and evaluate trade sequencing and coordination to ensure schedule adherence. They consistently review schedule(s) and confirm key project delivery dates to ensure on time completion of the project. They monitor progress to ensure agreed upon milestone dates and client expectations are met. They continually review construction techniques to drive improvement of existing methods. They assign, supervise, and mentor Superintendent/field staff in the successful completion of duties. They actively participate in the development and promotion of project safety requirements and programs, mentor and assist field staff with proper implementation and documentation of safety practices and procedures. The Lead Project Superintendent I leads the development, implementation, and maintenance of quality assurance programs for all aspects of construction (i.e. subsoil, foundation, concrete, steel, floors, pavement sections, roofing systems, waterproofing, HVAC, etc.) in conjunction with project staff. They establish and manage the punch list process to ensure quality assurance goals are met. They foster an environment of respect and collaboration for project team. They represent Holland Partner Group in a professional manner at all times, conform to company apparel standards and set a positive example for all Associates. They perform all other duties as directed and assist the overall team effort in any way possible.

Requirements

  • High School Diploma or equivalent is required.
  • Eight years’ supervisory experience in the construction field with a focus on large residential, commercial and industrial building projects valued at $50-100 million required.
  • Strong communication skills, both verbal and written.
  • Strong attention to detail with a superior analytical aptitude.
  • Thorough knowledge of construction scheduling principals with the ability to lead and direct project scheduling requirements.
  • Customer focused and responsive.
  • Ability to perform multiple tasks in a complex operating environment.
  • Ability to work effectively with all levels of employees while inspiring respect and credibility.
  • Ability to collaborate by hearing others perspectives and contribute to problem resolution.
  • Ability to work independently, self-managed and motivated.
  • Proficient in the use of MS Office, specifically Word, Excel and Outlook.
  • Ability to command a strong working knowledge of company used software such as Procore, Bluebeam, Phoenix and others.
  • Execute assigned tasks and responsibilities using technology tools per Holland’s best practices.
  • Current First Aid/CPR certifications.
  • Current OSHA 30-hour safety course certificate required or ability to obtain a certificate within six months of hire date.
  • Ability to lift, push and pull a minimum of 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.

Nice To Haves

  • A Bachelor’s degree in Civil Engineering, Architecture, Construction Management or related area is preferred.
  • Additional construction related courses from a vocational or technical nature are preferred.
  • Experience as a Holland Project Superintendent may be considered in lieu of some industry experience.
  • The certificate must be renewed on or before five years of the original issued.
  • May require individuals to furnish their own vehicle to transport customers, tools and/or supplies to and from the office and assigned project(s).
