About The Position

The Operating Engineer plays a critical role in managing day-to-day facility operations for assigned properties, serving as the technical backbone that keeps JLL's facilities running at peak performance. In this position, you'll demonstrate expertise in one specialized craft area—Electrical, HVAC, Plumbing, or Central Utility Plant Operations—while applying multi-skilled capabilities across other systems to ensure seamless building operations. You'll work independently to maintain, troubleshoot, and repair facility equipment while serving as the lead point of contact in your manager's absence. This role directly contributes to JLL's commitment to operational excellence and client satisfaction by ensuring facilities meet applicable standards and provide safe, efficient environments for occupants.

Requirements

  • High school diploma or GED equivalent, plus trade school certification or four years of equivalent field experience in facility operations.
  • Minimum four years of working experience in one or more trades: Electrical, HVAC, Plumbing, Carpentry, Fire Life & Safety, Sustainability, or backup systems (generator and UPS).
  • Demonstrated technical expertise in at least one primary craft area with multi-skilled capabilities in other building systems and trades.
  • Proficiency with Computerized Maintenance Management Systems (CMMS), Building Automation Systems (BAS), and Building Control Systems including Direct Digital Control (DDC).
  • Strong electrical and mechanical aptitude with ability to analyze system operations, diagnose problems, and implement corrective actions independently.
  • Physical ability to lift at least 50 pounds and safely use ladders up to 26 feet.
  • Excellent verbal and written communication skills with proficiency in computer applications including MS Office, Word, Excel, and email.

Nice To Haves

  • Experience working with office furniture systems and coordinating furniture-related maintenance or installations.
  • Familiarity with Key Performance Indicator (KPI) metrics and experience tracking operational performance data for facility management.
  • Working knowledge of sustainability initiatives and energy management practices in commercial facilities.
  • Previous experience managing multiple locations or properties simultaneously.
  • Background in client-facing roles with demonstrated ability to handle complaints and maintain positive tenant relationships.
  • Experience supporting after-hours building operations and emergency response procedures.
  • Proven track record of providing operational expense analysis and making cost-saving recommendations.

Responsibilities

  • Operate, maintain, and repair building systems including HVAC, electrical, plumbing, structural components, furniture systems, and fire life safety equipment to maintain facility standards and compliance.
  • Manage preventative maintenance programs using Computerized Maintenance Management Systems (CMMS) and Building Automation Systems (BAS), updating records and executing scheduled services for all building operating systems.
  • Respond to online service requests and building emergencies promptly and professionally, minimizing disruption to clients while ensuring quality resolution of issues.
  • Oversee contractor activities within the facility, reviewing work quality and pricing while ensuring compliance with safety protocols, service level agreements (SLAs), key performance indicators (KPIs), and scope of work requirements.
  • Maintain detailed parts and equipment inventories, monitor building control systems including Direct Digital Control (DDC), and provide operational recommendations for process improvements and capital projects.
  • Interact with clients, tenants, and building occupants with professionalism, addressing concerns effectively and maintaining a strong customer service focus.
  • Ensure compliance with federal, state, county, and city codes, laws, and ordinances, as well as JLL's Engineering Services Compliance Program and all company safety policies.
