About The Position

As a Lead Maintenance at The Landry, you will be responsible for providing exceptional customer service by completing service requests and leading, supervising, and motivating a team of maintenance personnel. You will proactively identify and assist in correcting potential liabilities. This role involves overseeing contract work, ensuring the quality and timeliness of apartment turns, and performing preventative maintenance. You will also be responsible for routine electrical repairs, HVAC system maintenance and repair, and troubleshooting various equipment and controls.

Requirements

  • Valid driver license and auto liability insurance is required
  • Must have reliable transportation
  • Valid Type II or Universal EPA Certification is required

Responsibilities

  • Supervise the maintenance team and any contract or temporary workers.
  • Oversee contract work as outlined by the Property Manager.
  • Work through the maintenance and make-ready team to ensure the turn process is being adhered to and that quality and timely turns are being produced.
  • Supervise, motivate, develop, and participate in annual reviews for the maintenance team.
  • Coach, mentor, and cross-train your team to prepare them for potential future opportunities and growth.
  • Perform Preventative Maintenance as required by S2 Residential, your Property Manager and/or Asset Management.
  • Maintain all records of activities.
  • Perform routine electrical repairs such as: wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.
  • Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs, service and repair evaporative coolers.
  • Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.
  • Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels.
