About The Position

NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, Summer House at Lake Apopka. Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community.

Requirements

High School Diploma or GED (required)
Minimum of 5 years of maintenance experience (required)
Minimum of 3 years of maintenance supervisor or lead role experience (required)
Strong analytical, organizational, and communication skills
Detail-oriented with the ability to manage multiple projects
Responsive to residents, contractors, and management
Ability to analyze both physical and fiscal property operations
Proven ability to supervise, train, coach, and motivate maintenance staff
Demonstrates leadership, independence, and strong teamwork skills
Must provide personal hand and power tools (including drills, saws, screwdrivers, and plumbing tools)

Nice To Haves

EPA Type II certification preferred

Responsibilities

Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property Manager
Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensure timely completion and readiness for occupancy
Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outs
Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systems
Monitor work quality, reduce callbacks, and ensure repairs are completed correctly and safely
Maintain maintenance supply inventory and assist with budget monitoring; obtain approval for major or unbudgeted purchases
Conduct regular property inspections to identify maintenance needs, safety hazards, and preventive maintenance opportunities
Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activities
Train and mentor maintenance staff and provide input on performance, development, and corrective action as needed
Coordinate preventive maintenance programs and complete required safety audits
Perform other duties as assigned by management
Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters
Cabinetry, door hardware, hinges, drywall repair/replacement, window and shelving installation
Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely
Proper use of MSDS and cleaning chemicals; maintain cleaning equipment
Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams
Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake
Filter cleaning, chemical testing, pump/motor repair, safety and signage compliance
