About The Position

Provides quality control functions, assists in coordination of subcontracted activities and/or assists with training and coaching of maintenance staff. At least 50% of the time, responsible to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. Performs general maintenance and repair of building structures and associated mechanical, electrical, plumbing, sanitary systems and equipment. Ensures that all service is performed safely and results in favorable customer feedback which is documented by favorable customer service survey results.

Requirements

  • Vocational or Technical training (Maintenance related field) Required
  • 3-5 Years (HVAC, Carpentry or Electrician) Required
  • Computer Literacy - Basic familiarity with computers. Navigate at a basic level within web-based applications.
  • Written Communications - Ability to communicate clearly and effectively in writing with internal and external customers.
  • Oral Communications - Comprehend and communicate complex verbal information in English to organization staff, clients, visitors and external customers.
  • Knowledge - Full working knowledge of standard concepts, practices, procedures and policies with the ability to use in varied situations.
  • Team Work - Interact respectfully with other clients, visitors, organization staff and/or external contacts to offer ideas, identify issues, obtain information or deliver services.
  • Customer Service - Provide a high level of customer service to internal and external customers in a professional, service oriented, respectful manner using skills in active listening and problem solving.
  • Flexibility/Adaptability - Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.
  • Must demonstrate basic competency in carpentry, plumbing and electrical trades at a minimum as assessed through written, verbal and hands on assessments. “Skilled” based on assessment in all three trades.
  • Ability to utilize a mobile device including applications, email, and internet.
  • Demonstrate leadership skills and an ability to effectively mentor and train other employees.
  • Ability to plan, organize and prioritize work and work to deadlines and ability to manage multiple assignments and tasks.
  • DL NUMBER - Driver's License, Valid and in State Required
  • You must be able to pass a drug, background screen, and motor vehicle record check (if one is required per the position).

Nice To Haves

  • Associate's Degree HVAC, Carpentry or Electrician Preferred
  • Certificate 1- EPA, Electric, Appliance or Gen Contractor Preferred

Responsibilities

  • Responds to service calls, complete COM work and other property maintenance requirements.
  • Provides maintenance of property. Duties include, but are not limited to cleaning, painting, interior/exterior decorating and maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof, heating/air systems maintenance, appliance repairs, etc.
  • Transports, installs and connects stoves, refrigerators, dishwashers and other electrical and gas appliances.
  • Conducts on-call emergency repairs and completes repairs as directed by immediate supervisor or other organization management representatives.
  • Loads and unloads trucks and other conveyances; moves supplies and materials to proper location by wheelbarrows or hand trucks; stacks materials for storage or binning.
  • Transports equipment, furnishings, and appliances to job sites.
  • Repairs and fabricates window and door screens and frames.
  • Digs, fills, and tamps earth excavations; levels grounds using pick, shovel, tamper and rake; shovels concrete; cleans culverts and ditches; cuts tree and brush; operates power tools and lawn mowers.
  • Removes floor tile, sheet vinyl, ceramic floor tile, plywood and damaged drywall.
  • Operates power blowers or use brooms to clean roof tops, sidewalks and driveways of leaves and debris. Ensures work-site clean-up.
  • Resolves any maintenance related issues with residents concerning maintenance department and condition of the home. Escalates issues up to supervisor as needed. Must be able to handle issues of a more sensitive nature requiring a higher level of customer service skills.
  • Performs quality control functions for other team members’ work or subcontracted work.
  • Handles duties of Maintenance Technicians, Service Order Coordinator, and other Field Supervisors in their absence or as required.
  • Inspects vehicles and equipment daily assigned to the team.
  • Coordinates and schedules contracted work activities.
  • Trains and coaches maintenance staff.
  • Updates property management database and pulls reports, including open work orders.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
  • Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
  • Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
  • Inspects and helps coordinate all needed make-ready repairs and services.
  • Assists in keeping grounds neat and free of litter.
  • Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
  • Contributes to a positive team environment and happy resident base.
