About The Position

We are looking for a dependable, experienced maintenance professional to lead and ensure our apartment community is well-maintained, safe, and welcoming for our residents. As the Lead Maintenance Supervisor, you will oversee the day-to-day maintenance operations and general upkeep of the apartment community. You will lead the maintenance team, coordinate work, respond to resident needs, and ensure maintenance requests and preventative maintenance are completed efficiently and to company standards. Our maintenance professionals are an integral part of keeping our residents satisfied. The Lead Maintenance Supervisor is responsible for providing hands-on leadership while ensuring the community's maintenance operations run smoothly.

Requirements

  • High School Diploma/GED required.
  • Minimum of 3 years of apartment maintenance or related maintenance experience.
  • HVAC certification.
  • Strong working knowledge of HVAC, plumbing, electrical, carpentry, painting, and preventative maintenance.
  • Must provide and maintain their own basic hand tools.
  • Ability to diagnose problems, prioritize work, and complete repairs efficiently.
  • Strong organizational and communication skills.
  • Ability to lead by example and work effectively as part of a team.
  • Must maintain a professional and courteous manner with residents, visitors, vendors, and maintenance staff.
  • Must be available to respond to maintenance emergencies and participate in an on-call rotation.
  • Valid driver's license may be required based on property needs.

Responsibilities

  • Lead, supervise, and support the maintenance team in completing daily work and community upkeep.
  • Coordinate and prioritize maintenance requests, work orders, and preventative maintenance.
  • Troubleshoot and perform repairs involving HVAC, plumbing, electrical, carpentry, painting, and general building systems.
  • Perform and oversee grounds work, including trash pick-up, light landscaping, and maintaining the overall appearance of the property.
  • Conduct regular inspections of the property, buildings, common areas, and equipment to identify maintenance needs and safety concerns.
  • Ensure vacant apartments are properly prepared and maintained for new residents.
  • Respond to resident maintenance concerns in a professional, courteous, and timely manner.
  • Be available for on-call and 24-hour maintenance emergencies as required.
  • Help train, coach, and develop maintenance staff while promoting teamwork and accountability.
  • Maintain an organized inventory of tools, equipment, and maintenance supplies.
  • Coordinate with vendors and contractors as needed and ensure work is completed properly and timely.
  • Follow all company policies, safety procedures, and applicable laws and regulations.
  • Step in and perform hands-on maintenance work when needed to support the team and community.
