About The Position

Performs a variety of non-routine and skilled maintenance and repair activities on the community buildings and grounds. This role involves supervising daily maintenance operations, coordinating workloads, preparing staff schedules, and monitoring attendance. The specialist will also assist in developing department procedures and training maintenance staff. Completing work orders through a computerized maintenance management system (CMMS) for various repairs including HVAC, carpentry, plumbing, electrical, and grounds work is a key responsibility. Additionally, the role includes preparing apartments for move-in, performing HVAC upkeep, tracking inventory, conducting equipment maintenance, and assisting in maintaining the appearance of buildings and grounds, including snow removal. The position may also involve conducting safety inspections and drills, and adhering to infection control and safety procedures.

Requirements

High school diploma or equivalent
Valid driver’s license preferred
Must possess knowledge of HVAC, plumbing, carpentry, painting, electrical, small equipment repair
Must be proficient in the use of saws, hand tools, carpentry equipment, lawn equipment and alarm systems
EPA refrigerant certification type II required
Demonstrated ability to lead a team of peers
Must maintain phone in order to respond to emergencies and to be “on call”

Experience with “The WorxHUB” CMMS preferred

Responsibilities

Supervises daily maintenance operations, including coordinating maintenance workload, preparing staff schedules and monitoring attendance
Assists in developing department procedures and with the orientation, training, and ongoing development of maintenance staff
Completes work orders as assigned, through a computerized maintenance management system (CMMS), to repair or install equipment and machinery or HVAC, carpentry, plumbing, electrical, concrete, lock, grounds work, minor parking lot and sidewalk repairs and assist resident’s and/or customers with general maintenance needs
Prepares apartments to bring them online, including painting, patching, making repairs and any other tasks necessary to make unit ready for move in
Performs HVAC upkeep, tracks inventory, recommends purchases, and completes reports
Conducts equipment maintenance, testing, lubricating, and cleaning machinery, as well as reporting any equipment malfunctions, repairs, or replaces defective items
Assists in maintaining the appearance of the main buildings, outside buildings and grounds, including snow removal and salting
May be responsible for conducting inspections and drills (“Life Safety”) including but not limited to sprinkler inspections, fire drills, electrical inspections, bed inspections etc.
Follows infection control procedures, including proper hand washing, trash/waste storage and disposal and wearing protective clothing and equipment when handling waste and chemical agents
Follows all safety procedures and protocol as dictated by EverTrue policy, federal and state regulations and reports all hazardous conditions, defective equipment and accidents or incidents to the supervisor immediately
Required to remain on-call, when assigned
