About The Position

Arlington Properties is seeking a Lead Maintenance Technician to perform essential duties that maintain and enhance the value of our properties. This role involves preparing vacant apartments, conducting routine and preventive maintenance, responding to resident requests, being available for after-hours emergency services, maintaining common areas, and assisting with special projects. The ideal candidate will work closely with management and maintenance staff, ensuring effective communication and teamwork to uphold the professionalism and quality standards of Arlington Properties.

Requirements

  • High school diploma or equivalent is required.
  • Ability to read, write and do simple math.
  • Ability to work collaboratively as part of a team and take direction from supervisors.
  • Strong communication and customer service skills when interacting with residents and co-workers.
  • Flexibility to be on-call for after-hours emergencies and work in various weather conditions.
  • Ability to lift heavy objects and traverse stairs and different types of terrain.
  • A professional attitude with a commitment to maintaining high-quality standards.
  • Valid driver’s license along with good driving record with auto insurance required.
  • Must be able to work any of the seven days of the week as necessary to get the job done.
  • Medium to heavy work requiring prolonged or repeated standing, walking, climbing, climbing stairs, climbing ladders, working at heights, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds.
  • Good eye/hand coordination is essential.
  • Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required.
  • Must be able to lift and work heavy equipment.

Nice To Haves

  • Ability to use a computer is preferred.
  • Trade school and/or military training a plus.
  • One to five years verifiable hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.) is preferred with proficiency in at least one major area.
  • EPA certifiable status is preferred.

Responsibilities

  • Prepare vacant apartments for new residents, ensuring all units meet Arlington Properties' quality standards.
  • Conduct routine and preventive maintenance, including light bulb changes, filter replacements, lock repairs, painting, and pool maintenance.
  • Respond promptly to resident service requests, providing timely and professional solutions to maintenance issues.
  • Be available for after-hours emergency maintenance needs as required.
  • Help maintain common areas and keep the community grounds free of debris and trash.
  • Assist the Maintenance Director/Supervisor with special projects, including preventive maintenance of buildings and mechanical systems.
  • Work closely with management and maintenance staff, ensuring effective communication and teamwork.
