Requirements

  • 7–10 years of experience in landscaping and grounds maintenance.
  • 3–5 years of management experience, with demonstrated ability to effectively lead and oversee a team of 14 or more employees.
  • Large-Property Experience: 300+ acres
  • Irrigation Knowledge: Required.
  • Turf, Plant and Tree Management: Required.
  • Equipment Management: Required.
  • Resident/Customer Service: Required.
  • Snow and Ice Management: Required
  • Able to perform physical labor that requires bending, twisting, stretching, repetitive motion, pushing, pulling, and lifting and carrying objects.
  • Variation of sitting, standing and walking for extended periods of time, specifically with the ability to adequately get into, sit in, and drive the community owned transportation vehicles.
  • Dexterity of hands and fingers required to manipulate objects and use various types of vehicular equipment.
  • Physical stamina to lift, push, pull, carry, or move light to heavy objects as required to perform job duties i.e. bulk mail; bulk supplies.

Responsibilities

  • Design daily and weekly work schedules that efficiently cover the 350-acre property and prioritize high-impact areas.
  • Set daily crew targets (e.g., acreage mowed, beds weeded) and conduct regular performance reviews.
  • Lead training on equipment operation, pruning techniques, and efficient landscaping workflows.
  • Perform daily inspections and preventative maintenance on mowers, trucks, and hand tools.
  • Ensure all staff operate vehicles and heavy machinery at low, safe speeds appropriate for a senior living environment.
  • Inspect the property regularly and address hazards, including tripping hazards, uneven concrete or pavement, low-hanging branches, and algae buildup on walkways and in ponds.
  • Maintain and lead a 24/7 response plan for snow, ice, and storm debris removal to ensure emergency vehicle and resident access.
  • Ensure safe storage of fertilizers and herbicides and verify that all applications are performed correctly and in compliance with regulations.
  • Monitor and adjust irrigation systems to maintain turf and plant health.
  • Manage resident-submitted work orders and landscape requests.
  • Maintain a polite, professional tone in all resident interactions.
  • Perform other job-related duties as assigned.
