About The Position

JLL is seeking a Lead Engineer for Critical Environments to supervise and direct operating engineers in the installation, repair, and maintenance of base building and critical system machinery and equipment. This role involves supervising the operating team on their shift and assuming the Chief Engineer's responsibilities when they are not on site. The position is a union role within a leading global data center developer and operator specializing in state-of-the-art digital infrastructure solutions. JLL operates 40 sites for the customer, providing operational support. Requirements

  • Hands-on experience in a data center/critical facility, including UPS Systems, emergency generators, and switch-gear.
  • High School diploma or GED equivalent.
  • 5+ years related work experience, including supervisory experience.
  • Operating Engineers license (SMA) or equivalent.
  • Certification as a Universal Technician for CFC’s (or within 90 days of employment).
  • Demonstrated verbal/written communication skills.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to read, analyze, and interpret technical procedures, or governmental regulations and codes.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before small groups of tenants or fellow employees.
  • Working knowledge or the capability of developing proficient knowledge of Microsoft Word, Microsoft Excel, Outlook and Microsoft Access and any other software packages.
  • Must be able to professionally interact with tenants and contractors.
  • Must be able to work different schedules.
  • Must be able to work Holidays.
  • Must be able to respond to site emergencies.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Supervise and direct maintenance staff on shift and monitor performance of assigned responsibilities.
  • Perform and/or direct the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
  • Check malfunctioning equipment and ascertain corrective action required to restore to satisfactory operating condition.
  • Provide training and supervision aimed at expanding the capabilities of the operations staff, including demonstrating proper use and care of tools, hands-on instruction in basic maintenance, safety, and troubleshooting procedures, recommending outside engineering courses, and instilling professionalism.
  • Supervise and implement the preventative maintenance program, including scheduling, performing/delegating tasks, ordering parts and equipment, and maintaining inventory.
  • Direct the performance of contracted maintenance work, ensuring timely performance, overseeing warranty obligations, and securing equipment manuals and drawings.
  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup systems, and hot water systems.
  • Monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment; boilers, ventilating and hot water heaters; pumps, valves, piping and filters; and other mechanical and electrical equipment, recording readings and making adjustments.
  • Analyze the operation of various systems, determine the cause of any problems/malfunctions, and take corrective action.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workplace.
  • Ensure the availability of an adequate operating inventory of tools and supplies, including preparing purchase-order requests, developing sources for stock materials, and performing periodic checks for supplies.
  • Provide operational management and effective daily leadership and administration of the engineering team to safely, efficiently, and effectively operate machinery and systems in a cost-effective manner.
  • Ensure the highest level of professionalism, meeting client needs, and commitment to achieving 100% uptime.
  • Protect and improve the value of client assets and ensure building engineering systems perform their intended function.
  • Oversee the activities of contractors working within the building.
  • Keep records of building rounds and readings, all engineering logs, and engineering data sheets.
  • Provide advance training and notification to contractors regarding building critical functions and work to be performed, including an incident contact response list.
  • Understand and comply with emergency escalation procedures.
  • Ensure the Critical Facility Work Authorization (CWA) is a well-understood process.
  • Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures.
  • Assist Chief Engineer in implementation of Key Performance Indicators (KPI’s) and Individual Performance Plans.
  • Perform additional job duties as requested.
  • Assist Chief Engineers in supervising operating engineers.
  • Carry out supervisory responsibilities in accordance with company policies and applicable laws, including planning, assigning, and directing work.
