About The Position

Under the supervision of the Associate Director, the Lead Custodian will oversee custodial personnel in all aspects of housekeeping service including providing schedules, checking employee work progress, connecting employees to the appropriate resources, while supporting them and providing equipment/supplies as needed. The incumbent will regularly inform the supervisor of any issues of concern and will consistently check for work progress, ensuring that cleaning standards are met in accordance with HRL's expectations of quality customer service. The Lead will ensure the security of the HRL buildings by checking to assure they have been properly secured/locked. Encourage safe working procedures and report any safety hazards to the supervisor. The Lead Custodian will make recommendations to the supervisor on training, orientation, and workloads. This position works from Thursday to Monday. Additionally, the incumbent is a working lead that provides custodial services and housekeeping support services for on and off Student Housing complexes. As needed, the incumbent will be responsible for the overall cleanliness of assigned buildings, floors, facilities, foyers, and stairwells, including but not limited to cleaning student rooms, common areas, lounges, kitchens, and hallways; cleaning and disinfecting bathrooms; stripping and waxing floors; cleaning windows; moving furniture from one area to another; washing concrete areas outside of the buildings; executing the delivery and pickup of guest-requested items to and from guest rooms; maintaining carts and managing a constant supply of clean linens for Summer Conference programs, ensuring closets are fully stocked; removing trash and dirty linens; cleaning and care of flooring (e.g., carpet, tile, etc.); high dusting; edging; scrubbing; cleaning of desks; and performing other related duties as required.

Requirements

  • Equivalent to two years of related custodial experience.
  • Ability to consistently report to work on time prepared to perform the duties of the position.
  • Ability to coordinate work projects, and direct and inspect the work of subordinates.
  • Knowledge of proper use of the various floor care machines utilized by custodial staff, e.g., stripping machine, waxer/buffer, water pick-ups, etc.
  • Ability to correct inaccuracies in workmanship, and communicate customer concerns to supervision.
  • Skill in reading technical instructions related to custodial work in order to comprehend equipment operating instructions and/or documents related to the job functions.
  • Oral communication skills to obtain or convey clear, concise, and grammatically correct information.
  • Ability to read, speak, and understand at a level appropriate to the position.
  • Ability to write inspection reports, complete forms, supply orders, understand simple work instructions and to impart information required.
  • Ability to maintain the highest quality of custodial service at a level consistent with University and department standards.
  • Ability to establish and maintain cooperative working relationships and maintain a positive and respectful attitude.
  • Ability to work effectively and productively as part of a team.
  • Experience with working with a diverse group of individuals and multicultural university environment.
  • Working knowledge of standard safe work practices.
  • Ability to provide excellent customer service to the Campus community, vendors, and other outside agencies.
  • Skill in performing customer service in a polite and timely fashion: ability to identify what customer needs and reroute him/her to the correct department; ability to relay customer requests and complaints accurately and appropriately; to describe and convey services provided by HRLA.
  • Provide timely custodial services, including lifting, moving, and transporting chemicals and or equipment, within buildings and work assignments throughout HRLA.
  • Ability to read labels on cleaning solutions, written directions and work schedules.
  • Ability to interact politely and courteously with University staff, faculty, and guests.
  • Working knowledge of fundamental custodial procedures.
  • Ability to clean and prepare guest rooms to established HRLA standards for incoming guests.
  • Skill in operating a variety of industrial and or custodial equipment including buffers, waxers, scrubbers, polishers, mop, brooms, and or vacuum cleaners.
  • Ability to properly use and monitor supply of equipment and supplies.
  • Ability to lift items weighing up to 50 lbs.
  • Ability to work independently or with others as directed or assigned.
  • Ability to work overtime, holidays, evenings, or weekends as assigned in order to meet operational needs.
  • Ability to perform various custodial duties that involve walking, standing, climbing stairs and ladders, stooping and crouching.
  • Ability to maintain proper inventory of linens, cleaning supplies, amenities and other items.
  • Ability to communicate with an ethnically and culturally diverse campus community.
  • Ability to follow all university policies, procedures, and guidelines including but not limited to safety, civility, information security, and non-discrimination policies and procedures.

  • Driver license required.

Nice To Haves

  • Working knowledge of all aspects of custodial cleaning and or general maintenance duties/services.
  • Minimum of two years experience leading small groups of individuals to successfully accomplish tasks.
  • Working knowledge of carpet and floor care techniques, can be trained.
  • Ability to recognize when guestroom(s) have been adequately prepared for an incoming guests, can be trained.
  • Ability to recognize when public areas are neat and clean to established standards, can be trained.

Responsibilities

  • Oversee Custodian workflow, conduct quality control inspections, assist with safety training, keep Material Safety Data Sheets current, track attendance, report absences to Supervisor, and assist Custodians in the performance of their duties when necessary.
  • Replace lamps in light fixtures, pick up trash and litter in and around buildings, and wash exterior trash enclosures and sidewalks.
  • Check residence halls for damages and report any items that need repair.
  • Inventory staff supplies and equipment and make sure supply orders are filled and equipment is working properly.
  • Work closely with drape cleaning vendor to ensure that drapes are removed, cleaned, and installed properly.
  • Provide custodial services and housekeeping support services for on and off Student Housing complexes.
  • Ensure the overall cleanliness of assigned buildings, floors, facilities, foyers, and stairwells.
  • Clean student rooms, common areas, lounges, kitchens, and hallways.
  • Clean and disinfect bathrooms.
  • Strip and wax floors.
  • Clean windows.
  • Move furniture from one area to another.
