About The Position

Lead Building Maintenance Engineer is a mid-level maintenance professional responsible for the operation, maintenance, repair, and improvement of building systems in a commercial real estate setting. Requirements

High school diploma or GED required
EPA Universal Certification for refrigerants required
Proficient in interpreting blueprints, technical manuals, and maintenance schematics.
Ability to work independently and prioritize multiple tasks in a fast-paced environment.
Excellent communication and interpersonal skills; ability to interact professionally with tenants, vendors, and colleagues.
Valid driver’s license and reliable transportation required.

Responsibilities

Perform regular inspections and maintenance of building systems to detect and address issues before they become major problems.
Conduct repairs on electrical, plumbing, HVAC, and other mechanical systems as needed.
Coordinate and oversee maintenance and repair projects, including managing contractors and vendors, obtaining quotes, and ensuring work is completed to industry standards.
Maintain accurate records of maintenance and repair work, including conducting regular equipment inventory and creating maintenance schedules.
Respond promptly to maintenance requests and emergencies, troubleshooting issues and implementing effective solutions in a timely manner.
Conduct routine testing and maintenance of fire safety systems, ensuring compliance with all applicable regulations and standards.
Monitor energy usage, identify inefficiencies, and implement energy-saving initiatives to reduce costs and environmental impact.
Stay updated on industry trends and best practices in building maintenance, and recommend improvements to enhance facility efficiency and performance.
Collaborate with other team members to develop and implement preventive maintenance programs that extend the lifespan of equipment and systems.
Adhere to all safety protocols, regulations, and codes, promoting a culture of safety throughout the organization.
Perform advanced troubleshooting, diagnostics, and repairs on HVAC, electrical, plumbing, and mechanical systems.
Conduct preventative maintenance and inspections of all building systems in accordance with company and manufacturer guidelines.
Oversee and mentor junior technicians, ensuring safety compliance and workmanship standards are met.
Assist in coordinating and supervising third-party contractors and vendors performing service work on-site.
Monitor and respond to building management systems (BMS), work orders, and emergency maintenance calls.
Maintain accurate records of maintenance logs, equipment inventories, and compliance reports.
Support sustainability and energy-efficiency initiatives across the property portfolio.
Participate in after-hours on-call rotation and respond promptly to emergency situations.
