About The Position

Morguard is seeking an experienced Lead Maintenance Technician to manage maintenance operations for their residential community. This role involves overseeing work orders, preventative maintenance, and the daily workload of the onsite team under the direction of the Community Manager. The technician will be responsible for maintaining high standards for the apartment community, performing routine maintenance, and assisting with capital improvement projects. Key responsibilities include assessing and resolving work order issues, maintaining the grounds, managing the inventory of vacant apartments and assisting with their turnaround, responding to maintenance requests promptly, and collaborating with supervisors on special projects. The role also requires adherence to company operating and safety policies, as well as federal, state, and local laws.

Requirements

  • HVAC Type I and Type II/EPA Universal Certification
  • Valid Driver’s License
  • Ability to respond to after hours or weekend emergencies
  • Well versed with troubleshooting major appliances, water heaters, boilers, and AC units.
  • Direct previous experience on a garden-style apartment community
  • A dedication to company goals and values and a commitment to the success of each associate as a member of the team
  • Good communicator and listener with strong customer service skills
  • General knowledge or direct experience of plumbing, drywall repair, painting, carpentry, pressure cleaning, or minor electric troubleshooting and repair
  • Possess and continually improve the technical skills necessary to perform assigned maintenance
  • Must provide proof of a valid Driver's License in good standing.

Nice To Haves

  • CPO certification is highly preferred but not required.

Responsibilities

  • Accurately assess the root cause of each work order and work to close it out, improving residents' homes.
  • Walk the property daily to identify and clear trash or debris.
  • Manage the inventory of vacant apartments and assist with the turn-around process or schedule contractors.
  • Inspect all vacant units before move-in to maintain quality.
  • Respond to assigned work orders or general maintenance in a timely manner.
  • Communicate with the Maintenance Supervisor or Property Manager regarding progress or delays.
  • Work with the Regional Maintenance Supervisor on special projects or property-wide routine maintenance.
  • Stay in sync with the company’s and community’s operating and safety policies and procedures.
  • Adhere to federal, state, and local laws pertaining to community operation and Fair Housing.
