About The Position

The Land Project Manager is responsible for developing property and providing finished lots for home construction. This role assists the Director of Land with the engineering and operations of community land development. The position requires strong interpersonal and analytical skills, along with the ability to manage multiple tasks in a fast-paced environment. A Bachelor's Degree in business, engineering, or construction management, or equivalent experience, is preferred.

  • High level of interpersonal skills with the ability to professionally interact with customers, legislators, inspectors, contractors, and industry leaders.
  • Self-motivated, organized, and able to prioritize and function successfully with minimal direct supervision.
  • Ability to multi-task in a fast-paced environment.
  • Office level computer skills required, including MS Word, Excel, Outlook, etc.
  • Strong analytical skills.
  • Understanding of state, county, and city regulations.
  • Bachelor's Degree in business, engineering, or construction management, or equivalent experience in home building and/or land development.

  • Exposure to residential homebuilding or land development environment preferred.

Responsibilities

  • Assist in the development of new and ongoing residential communities, including working with civil engineers and planners to entitle and permit the work.
  • Solicit and evaluate bids, establish budgets and schedules, and oversee development work to ensure quality, schedule, and budget meet required standards.
  • Provide ongoing soil, erosion, and sediment control oversight and documentation.
  • Work with Homeowner Associations (HOAs), including attending annual meetings, reviewing and approving HOA budgets, and reviewing/ruling on Architectural Review submissions.
  • Oversee Community Manager efforts to ensure communities are run well.
  • Assist in the acquisition of land for new communities and/or finished lots for building homes, including identifying potential land/lots, evaluating development and building costs, and assessing demand, pricing, and market potential.
  • Manage ongoing entitlement and bond requirements for owned properties for existing communities.
  • Renew/update permits as necessary and manage the bond release process, including coordinating inspections and releasing bonds.
  • Provide support to home building and new home sales teams, including providing HOA documents and budget information.
  • Evaluate and establish matrices providing lot fit and lot characteristics.
  • Provide support on all land-related questions and issues.
