The Land Development Associate will be responsible for assisting in the estimation and bidding of residential site development projects, negotiating subcontract agreements, and managing lot fit matrices. This role involves close collaboration with purchasing, production, and sales teams to secure necessary approvals, permits, and documentation. The associate will also play a key role in securing permits, bonds, and other sureties, and will coordinate with inspectors, developers, and the homebuilding team on project deliverables, schedules, and issue resolution. Responsibilities include contractor coordination, site visits, documentation, inspections, scheduling, progress meetings, and preconstruction meetings for ongoing development projects. Additionally, the associate will assist in managing development partner projects and lot deliveries, conducting finished lot inspections and documentation, and tracking historical development costs. Other duties include tracking material pricing, managing Erosion Control & Stormwater permitting, managing the project bonding and release process, maintaining bond and permit records, and managing improvement plans and permit plan sets.
