About The Position

The Land Analyst plays a key role in analyzing, evaluating, and supporting land acquisition efforts for residential development projects. This individual will assist the land acquisition team in gathering and analyzing data to support strategic decisions about potential land purchases, development feasibility, and market trends.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, or a related field.
  • 1-3 years of experience in land acquisition, real estate development, financial analysis, or a related field.
  • Experience with real estate financial analysis, market research, and GIS software is highly desirable.
  • Strong ability to gather and analyze market data, understand local real estate trends, and synthesize complex information for decision-making.
  • Experience with financial modeling and analysis, including cost-benefit analysis, ROI calculations, and feasibility studies. Familiarity with Excel and financial modeling tools is essential.
  • Strong written and verbal communication skills. Ability to prepare clear, concise reports and presentations to communicate findings to stakeholders and senior leadership.
  • Exceptional attention to detail when analyzing data, reviewing documents, and conducting due diligence.
  • Proficiency with GIS software, mapping tools, or other land analysis tools. Ability to interpret and create visual maps that support land evaluation.
  • Strong analytical and problem-solving skills, with the ability to identify opportunities and risks in potential land acquisitions.
  • Ability to manage multiple projects and deadlines while maintaining high accuracy and efficiency.
  • Ability to work effectively with cross-functional teams, including legal, development, and finance departments.

Nice To Haves

  • Internship experience in real estate analysis or land acquisition is a plus.

Responsibilities

  • Land Acquisition Support: Assist in the identification and evaluation of land acquisition opportunities. Provide research and analysis to support land acquisition strategies and decisions.
  • Market Research and Analysis: Conduct comprehensive market research to evaluate land values, zoning regulations, demographic trends, local housing markets, and competitor activities. Use this information to inform acquisition and development strategies.
  • Feasibility Studies: Support the preparation of land feasibility studies, including analyzing property characteristics, zoning, infrastructure requirements, and market conditions. Help determine the highest and best use of land parcels.
  • Financial Modeling and Analysis: Assist in creating financial models for land deals, including cost projections, cash flow analysis, and potential return on investment (ROI) calculations. Provide recommendations based on these financial analyses.
  • Due Diligence: Support the due diligence process by gathering necessary documentation, such as property surveys, title reports, and environmental assessments. Work closely with internal teams and external partners (e.g., legal, engineers, consultants) to ensure a smooth due diligence process.
  • Land Acquisition Reporting: Prepare and maintain reports on potential land acquisitions, market trends, and development opportunities. Present findings to senior leadership and other departments to support decision-making.
  • GIS and Mapping: Utilize Geographic Information Systems (GIS) and mapping software to create visual representations of land opportunities, zoning, and development potential.
  • Site Visits and Inspections: Conduct site visits to assess land conditions, understand the surrounding environment, and gather information needed for evaluations. Provide insights into how specific properties might fit with the company’s goals.
  • Collaboration with Development and Legal Teams: Work closely with the development, legal, and finance teams to ensure that land acquisition projects are executed efficiently and meet all legal, zoning, and financial requirements.
  • Project Tracking and Coordination: Assist with the coordination of land acquisition projects, ensuring that all deadlines and milestones are met during the evaluation, negotiation, and closing phases.
