The San Antonio Land Banking Team (SALBT) manages the division's option agreements with Millrose and third-party land bankers and ensures every homesite is owned by the division before it closes with a homebuyer. The Land Analyst owns the takedown side of that work for an assigned set of communities — executing scheduled lot takedowns, maintaining trackers, and coordinating closing-readiness checks — working closely with the LB Team Lead and a peer analyst who together divide and cross-review the team's community assignments.

Requirements

  • Bachelor's Degree required in Business, Finance, Real Estate, Accounting, or similar discipline required.
  • 2+ years of related experience in land development, real estate finance, or homebuilder analyst work preferred.
  • Familiarity with land bank/option agreement structures preferred.
  • Highly proficient in Microsoft Excel; comfortable reconciling trackers against contract terms and pricing escalators.
  • Detail oriented with the ability to manage multiple communities and deadlines concurrently.
  • Excellent interpersonal, written, and verbal communication skills for coordinating across Land Development, Land Accounting, Land Acquisition, Sales, Construction, Title, and Corp/NLF.
  • Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job.
  • Requires the ability to work more than eight hours per day in an office environment, read plans and reports, and use standard office equipment.
  • Finger dexterity may be required to operate a computer keyboard and calculator.

Responsibilities

  • Manage monthly land bank takedowns for an assigned set of communities in line with each option agreement's terms
  • Create and maintain land bank tracking reports, keeping key dates and codes current
  • Monitor homesite-ownership status to help ensure the division owns homes before they're sold to homebuyers
  • Confirm takedown selections are properly reflected in the relevant partner systems
  • Coordinate plat recordation and lot split requests with Land Development and Land Acquisition
  • Prepare and post monthly purchase journal entries related to takedown activity, reviewed by the LB Team Lead
  • Partner with Starts, Construction, Sales, and Title teams to keep takedown status aligned with closing timelines
  • Support Land Accounting with forecast inputs for business planning
  • Prepare recurring and ad-hoc reporting on land bank activity for division and corporate stakeholders
  • Prepare gross revenues, profit margins, sources and uses of funds and related distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-sales analysis, return-on-assets, and internal rate of return
  • Assist in financial feasibility analysis for each of the Division’s acquisitions opportunities
  • Prepare underwriting proformas and related financial documentation for each asset acquired by Division
  • Perform asset sales pricing analysis (e.g., residual value analysis) and formulate/analyze financial deal points for each of the Division’s disposition opportunities
  • Recommend price/profit participation structures, price escalations/option payment schedules, interest rates, etc.
  • Implement and maintain a computerized financial proforma model for community planning (versus formal accounting and reporting) purposes.
  • In close cooperation with other management associates, “game” alternative business planning scenarios leading to a recommended “optimum” financial plan
  • Perform liaisons role with our Corporate Finance “customers” to ensure that the Division is adhering to all financial strategies and related procedures and is providing financial analysis date in a manner that ensures easy use
  • Maintain market analysis database for use in project feasibility analysis
  • Understand competitive market by visiting sites as required and collate and analyze competitive pricing, features, costs, etc.
  • Assist in Greenfolder process by preparation of vestacalcs, and other charts, graphs and reports as required
  • Formulate budgets for assigned programs/projects and administer related vendor contracts, change orders, check requests and invoices. Prepare and periodically update annual objectives, budges, and schedules
