This is your opportunity to play a crucial role in shaping our division’s market strategy and business plan by identifying and acquiring prime land opportunities. You will play a vital role in sourcing and tracking raw land and finished lots to support our market strategy and business plan. You will build and maintain a comprehensive land database, using GIS software and other tools to identify promising opportunities.
Requirements
- Bachelor’s Degree required.
- Market research experience required.
- A market research mindset with proficiency in GIS and/or land-related databases.
- Strong organizational skills and the ability to manage multiple deadlines while creating efficient data handling systems.
- An action-oriented approach with a drive to advance projects to successful closure.
- Excellent teamwork and communication skills, with the ability to break down and convey complex concepts clearly.
- Advanced technical and analytical abilities, including strong proficiency in Microsoft Suite (with advanced Excel skills).
- Work 8-hour days with flexibility for overtime when necessary.
- The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.
- Ability to stand or sit for extended periods.
- Ability to move about work location.
- Ability to drive/travel as needed.
- Ability to walk up and down stairs.
- Ability to observe details at close range and communicate information so others will understand.
- Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).
- Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
Nice To Haves
- Preferred majors include Geospatial Mapping (GIS), Business, Construction Management, Engineering, Planning, and/or Finance within the real estate or homebuilding discipline.
- 1+ years of mapping experience preferred.
- 1-4 years of residential or commercial land acquisition experience preferred.
Responsibilities
- Identify new land opportunities using GIS tools (Land Vision, Google Earth), websites (LoopNet, Redfin), and databases (Zonda).
- Integrate mapping information into our customized database to track and analyze potential land deals.
- Evaluate opportunities using metrics such as GMA, CMA’s, the Market Strategy Matrix, submarket permit activity, and unit availability.
- Source off-market deals and perform outreach to landowners, providing qualified leads for senior acquisition staff.
- Conduct research on publicly available information including general plans, planning commission agendas, and city council updates.
- Analyze competitor locations, offerings, price points, and acquisition costs, updating findings in the GIS mapping system.
