About The Position

As our Janitorial Porter / Grounds & Facilities Technician, you are the face of quality and cleanliness across our property. You're the one who makes sure our residents walk out their front door every single morning into a clean, safe, and beautiful environment. You’re not just sweeping floors or taking out trash—you’re creating a welcoming community that people are proud to call home. Working alongside our Maintenance and Property Management teams, you’ll keep operations running smoothly, spot potential issues before they become big problems, and ensure every corner of the property shines.

Requirements

  • Must be at least 18 years old
  • High School Diploma (or equivalent) preferred
  • Valid driver's license and reliable automobile insurance required for local travel/supply runs
  • Comfortable and safe operating b-rooms, mops, pressure washers, leaf blowers, rakes, shovels, and basic power/hand tools
  • Ready to stay active (66%–100% on your feet)
  • Work indoors and outdoors in various weather conditions
  • Lift/carry items (lifting up to 75–150 lbs occasionally with team assistance)
  • Embody core values: being decisive, doing whatever it takes, maintaining a positive attitude, and doing the right thing.
  • Courteous, reliable, safety-conscious, and take ownership of your work.

Nice To Haves

  • Background in groundskeeping, janitorial work, facilities maintenance, property care, or construction preferred.

Responsibilities

  • Frequently walk and inspect the property to maintain spotless sidewalks, parking areas, entrances, and common spaces. Remove debris, litter, pet waste, leaves, and branches to keep our community looking its absolute best.
  • Sweep, rake, shovel, blow, and power-wash walkways, patios, and dumpster areas. Keep storage areas and maintenance shops clean, organized, and secure.
  • Maintain dumpster and trash areas, ensuring compactor doors are properly secured. Assist with trash-out duties at vacant units, clearing abandoned items and preparing spaces for move-in.
  • Help prepare apartments and common spaces for new residents and inspections. Handle light interior and exterior touch-up painting as needed.
  • Conduct all activities in line with company policies, OSHA, ADA, and Fair Housing guidelines. Actively identify, correct, or report safety hazards like burned-out lights, broken gates, or fallen branches.
  • Jump in on seasonal tasks such as snow and ice removal, storm cleanup, and weather-related property needs. Participate in a rotating on-call schedule for emergency response.
