This position is responsible for maintaining building mechanical systems by inspection, performing prescribed maintenance tasks and reporting abnormal conditions. The role may coordinate the activities of lower classified personnel but has no formal supervisory authority. The position requires the use of various diagnostic and maintenance tools and equipment.

Requirements

• High School education plus 3-5 years experience as a general maintenance mechanic or 2-3 years experience as a mechanic, preventive maintenance mechanic; or an equivalent combination of education and experience.
• Environmental Protection Agency Refrigerant Certification required

Responsibilities

• Performs all required inspections of building mechanical equipment and components, ensuring that equipment is in safe and efficient operating condition.
• Recommends alterations to equipment and changes in procedures to facilitate maintenance.
• Tests static and dynamic balance and vibration, current draw and temperatures; tests for leaks. Reports abnormal conditions for further action.
• Replaces and aligns belts and couplers, replaces pulleys. Makes minor adjustments, including tightening nuts, bolts and screws. Lubricates equipment and components. Cleans and replaces filters.
• Cleans and paints equipment and components and mechanical areas; seals mechanical area floors.
• Keeps records and makes reports of maintenance performed, condition of equipment, repairs needed, materials used and the like.
